Job Description

JOB DESCRIPTION
Process monthly subcontractor billings and payments; monitor subcontractor insurances for compliance in conjunction with the subcontract. Track monthly lien waivers for all tiers (subcontractor, suppliers and materials). Process monthly construction draws in coordination with the project manager. Analysis of subcontractor's billings along with owner billings; track and maintain and close out documents on assigned projects.
ESSENTIAL DUTIES
  • Accumulate all subcontractor payment applications and lien waivers and prepare for owner billing
  • Coordinate and prepare monthly owner draws after approval from the project manager.
  • Monitor monthly lien releases from subcontractors, suppliers and material men.
  • Maintain and update all subcontractor insurances, verify correct coverage, limits and endorsements.
  • Process all subcontractor payments when project is funded, issuing joint checks where necessary.
  • Posting of subcontracts, purchase orders, budgets, change orders and payment applications.
  • Maintain change order binder for each assigned project.
  • Perform additional assignments per supervisor's request.
JOB REQUIREMENTS
  • 3 years of experience in the construction industry
  • Prior experience with AIA Documents
  • Prior experience with Lien Waivers
  • Cost accounting experience
  • Excellent organizational and time management skills
  • Excellent verbal and written communication and listening skills
  • Must be detail oriented, accurate and able to multi-task
  • Strong interpersonal skills with the ability to interact and relate effectively, productively, and positively with other associates.
  • Dependable, punctual, honest and reliable
  • Proficient in Excel, Word, Outlook and other relevant programs.
Prior Spectrum or Timberline experience a plus
Pay:
$26.00 - $28.00 per hour
