system proficiency AI Full Job Description Who We Are We're a fast-moving real estate investment and property management company operating in the multiple facets of real estate — from short-term rentals and rooming houses to wholesale acquisitions/dispositions and active rehab projects. The Role We're hiring one builder to embed with our team for the next six months plus (with an opportunity to become a permanent addition to the team) and rebuild this company on an AI-first stack. You'll be building the actual systems — with Claude,, GoHighLevel, and whatever else gets the job done — that replace dozens of manual workflows across transaction coordination, finance, wholesale operations, and dispositions.Responsibilities:
What you'll build (in priority order) 1. Transaction Coordinator Bot. Replaces a full-time TC. Monitors the escrow inbox, parses contracts, auto-creates deal records in GoHighLevel, requests POF/EMD/IDs from buyers, follows up automatically, coordinates with title companies, tracks every contingency deadline, and assembles the close packet. Built in three phases (v0/v1/v2) so it's earning value the entire build. 2. Financial Operations Suite.One unified system covering:
wholesale fee invoicing, rent tracking, monthly recurring expenses, per-property and per-entity P&L, commission payouts, and EA task automation. Built on a single source of truth (Airtable or Supabase) so when a deal closes — invoice fires, commission lands, EA gets a checklist, P&L updates. Zero manual entry. 3. Wholesale Deal Structure. Centralized deal database, performance dashboard, contract and assignment template system, deal post-mortem AI. The reporting and infrastructure layer that turns scattered deal activity into a measurable, repeatable operation. 4. Dispositions Stack. Buyer list intelligence (auto-tagged by zip, asset class, closing speed, reliability), one-click smart deal blast (only matched buyers get notified), buyer onboarding and verification, reactivation sequences, and a buyer scoring model trained on closed deals. Plus, running underneath everything from week 1: GoHighLevel rebuild (five clean pipelines, real workflows, real reporting) and email consolidation. Out of scope (deliberately): acquisitions tooling (built separately by our acquisitions manager), voice agents, county scrapers, property management automations, Airbnb tools, marketing engines. What we need from you Some experience building production AI / automation systems — not just demos or course projects. Fluent with LLM APIs (Claude, OpenAI) — including tool use / function Strong with workflow orchestration . Comfortable with REST APIs, webhooks, JSON, and Python or JavaScript. No-code / low-code databases — Airtable, Supabase, or similar. CRM experience — bonus if it's GoHighLevel.Bonus:
