$31-$46 /hour + Comprehensive Benefits About the Opportunity A leading mechanical and building systems organization is seeking a Building Automation Systems (BAS) Specialist II to join its growing controls team. This role is ideal for someone with hands-on BAS experience who enjoys troubleshooting, commissioning, programming support, graphics development, and optimizing building performance. You'll work alongside project teams and customers to ensure building automation systems are installed correctly, operate efficiently, and deliver long-term value across a variety of commercial and industrial facilities. Key Responsibilities System Commissioning & Sequence Testing Perform functional testing and commissioning of building automation systems. Verify system performance against project plans, specifications, and sequences of operation. Identify and troubleshoot system deficiencies and operational issues. Ensure proper installation and functionality of controls components. Point-to-Point Verification Validate field devices, sensors, actuators, and control points. Test and analyze system components to ensure proper operation. Verify sensor placement, calibration, and communication. Utilize testing equipment to diagnose and resolve system issues. Graphics Development Create and maintain BAS graphics, floor plans, dashboards, and system visualizations. Develop user-friendly interfaces for monitoring and controlling building systems. Collaborate with engineers, consultants, and customers to implement graphic modifications and enhancements. Service & Troubleshooting Diagnose and repair controls-related issues within HVAC and building systems. Perform preventive maintenance on automation and control systems. Troubleshoot network, controller, and field device communication issues. Recommend system improvements that increase operational efficiency and reliability. System Optimization Adjust control parameters and system settings to optimize performance. Support energy efficiency initiatives and operational improvements. Ensure systems are balanced and functioning according to manufacturer recommendations. Documentation & Reporting Maintain accurate service reports, commissioning documentation, and project records. Complete customer training forms, punch lists, and closeout documentation. Update drawings and project documentation as needed. Training & Team Support Assist in training customers and team members on BAS operation and best practices. Provide guidance and support to junior technicians. Contribute ideas that improve project execution, quality, and efficiency. Qualifications 2+ years of Building Automation Systems (BAS) experience. Working knowledge of HVAC mechanical systems and controls. Understanding of building systems, automation technology, and commissioning processes. Familiarity with construction practices, tools, and materials. Proficiency with Microsoft Office applications. Strong troubleshooting and problem-solving abilities. Preferred Associate's degree in mechanical engineering, Electrical Engineering, Engineering Technology, or time in the related field. Experience with BAS graphics, point-to-point checkout, and sequence testing.
