Controls Technician•Building Automation (Line Programming) About the Role We are looking for an experienced Controls Technician with a strong background in Building Automation Systems (BAS) and line‑level programming . In this role, you'll be responsible for programming, configuring, and troubleshooting automation controls that support HVAC, lighting, access, and energy management across commercial and industrial facilities. You will ensure system performance, reliability, and efficiency across a wide range of building environments. Key Responsibilities Develop, modify, and troubleshoot line‑level BAS programming (sequences of operation, control loops, logic routines). Program, commission, and optimize DDC controllers for HVAC and building systems (e.g., VAVs, AHUs, boilers, chillers). Work with major BAS platforms such as Distech, Siemens, Reliable controls, Delta Install, configure, and test sensors, actuators, and control components. Diagnose and resolve BAS issues related to networks, controllers, and field devices. Ensure systems follow design intent, sequences of operation, and energy efficiency standards. Read and interpret engineering drawings, wiring diagrams, control schematics, and network layouts. Maintain accurate project documentation including control programs, configuration files, and change logs. Collaborate with project engineers, facility teams, and contractors to support upgrades, retrofits, and new installations. Required Qualifications 2+ years of experience with building automation controls , HVAC automation, or similar controls work. Proficiency with line programming in BAS environments (logical control, PID loops, sequences). Hands-on experience with at least one major BAS platform. Strong understanding of HVAC systems, electrical fundamentals, and low‑voltage controls. Ability to diagnose BAS communication protocols (BACnet, Modbus, LonWorks). Ability to read construction documents and controls submittals. Strong problem‑solving and field‑level troubleshooting skills. Preferred Qualifications Experience with energy management systems or commissioning. Knowledge of networking fundamentals (IP addressing, VLANs, switches).
