Job Description

Warehouse Manager A property management company is looking for a warehouse manager with the following skills.

  • Discrete Job responsibilities:
  • Oversee the maintenance, security and operation of warehouse/industrial facility (about 50,000 sq. ft.)
  • Lead maintenance team, direct projects, make decisions, prioritize and organize tasks competently
  • Must be able to use a computer to conduct research, email vendors, follow up with vendors, and write detailed reports or create manuals/checklists
  • Perform daily walk through's to check on cleanliness, functionality of systems and identify repair needs
  • Coordinate and schedule repairs, renovations, preventative maintenance activities and routine services for facility, equipment and multiple vehicles
  • Act as liaison to vendors while prioritizing the Company's preferences
  • Perform various maintenance tasks such as painting, caulking, changing light bulbs, filters, batteries, and handling basic electrical, plumbing, carpentry and HVAC issues
  • Be flexible and aware of multiple tasks and projects at one time
  • Manage and supervise a team of maintenance staff and vendors ensuring compliance with quality standards, occupational health, organizational safety regulations and best practices
  • Logistics and safety oriented
  • Maintain accurate and organized records of maintenance activities, work orders, equipment inventory, and maintenance schedules
  • Keep detailed and accurate inventory of maintenance supplies on a weekly basis, manage receiving, storage and distribution of packages
  • Develop, implement and maintain maintenance schedule and protocols for buildings and equipment, ensuring alignment with organizational maintenance goals and safety standards
  • Negotiate and manage maintenance contracts and agreements to optimize cost, vendor relationships and service delivery
  • Identify and implement efficiency opportunities to streamline operating and repair costs through continuous monitoring and improvement initiatives
  • Communicate effectively with Property Manager and the team, fostering a collaborative environment
  • Develop and implement emergency response plans for quick and effective action during storms, fires, and other emergencies
  • Undertake miscellaneous projects as assigned, utilizing good judgment, prioritization and time management skills
  • Maintain the property's interior and exterior to the highest standards, ensuring an organized, noticeably well-kept, and functional environment.
  • Oversee vehicle maintenance including fueling, washing and detailing
  • Use of discretion, confidentiality and integrity Requirements and qualifications:
  • Dependability and competency in warehouse operations including forklift and scissor lift operation
  • In-depth knowledge of mechanical, electrical, plumbing, and HVAC systems, as well as general building maintenance practices.
  • Possess critical thinking and problem-solving skills.
  • Use common sense and good judgment in various situations.
  • Flexibility and the ability to handle multiple tasks and projects simultaneously.
  • Ability to work autonomously and independently.
  • Proactive and a team player.
  • Discreet and able to handle confidential information with integrity.
  • Experience managing a team of maintenance staff and contractors, including scheduling, budgeting, and performance management.
  • Excellent problem-solving skills and the ability to identify and resolve maintenance issues promptly and effectively.
  • Strong organizational and project management skills, with the ability to prioritize tasks and manage multiple projects simultaneously.
  • Excellent communication and interpersonal skills
  • Strong communication skills in English, both written and verbal. Spanish is a plus.
  • Attention to detail and a commitment to maintaining high standards of cleanliness and safety.
  • Ability to be flexible with work schedules and be "on call."
  • Proficiency and working knowledge of computer and phone hardware and applications - iPhone, Gmail, Google Drive
  • Strong customer service skills.
Other requirements:
  • Fluent English (Spanish is a plus)
  • Valid Florida driver's license and reliable transportation
  • Must pass background check
  • Ability to lift 50lbs and push or pull 75lbs as needed
  • Physically capable of standing and walking 50% of the work day
  • HVAC and/or other related trade licenses/certifications preferred (i.
e.
OSHA, EPA
)
  • Strong maintenance and repair skills in HVAC, painting, carpentry, plumbing and electricity
  • Requires a minimum of three (3) years of general experience in building trades, repair and replacement maintenance, handy work, team management and supervision
Compensation:
    Pay:
    $75,000
      Schedule:
      Monday - Friday, 8:30am start time (flexibility is required, must be able to stay late as needed)
      • Full benefits package after 3 months (health, dental, life, 401(k) and paid time off)
