Warranty Manager for Residential Homebuilder

Job Summary We are seeking a proactive and detail-oriented Warranty Manager to join our dynamic residential homebuilding team. In this pivotal role, you will oversee all warranty-related activities, ensuring that homeowners' concerns are addressed promptly and effectively. Your expertise will help maintain our reputation for quality craftsmanship and exceptional customer service. As a Warranty Manager, you will coordinate with construction teams, subcontractors, and suppliers to resolve warranty issues efficiently, fostering positive relationships and continuous improvement across our projects. Duties Assist the project manager in punching out the house prior to customer orientation. Conduct customer orientation to note any punch list items prior to closing, thoroughly review the warranty process, and explain systems such as hot water heater, HVAC, etc. Make corrective changes to punch list items identified during customer orientation. Conduct closing walk with customer the day of closing to review corrected punch list items and answer any final questions. Manage the entire warranty process from initial homeowner reports through resolution, ensuring timely and thorough responses. Conduct detailed inspections of homes to identify warranty issues related to plumbing, electrical systems, roofing, flooring, tile laying, masonry, carpentry, drywall, and other construction elements. Collaborate closely with construction management and subcontractors to diagnose problems accurately and coordinate repairs or replacements using appropriate hand tools and power tools. Review blueprints, schematics, and construction drawings to understand project specifications and identify potential warranty concerns early in the process. Maintain comprehensive records of all warranty claims, inspections, repairs, and communications. Oversee the scheduling and quality of warranty repairs. Ensure compliance with safety standards during all repair activities while managing multiple projects simultaneously on various construction sites. Provide exceptional customer service by communicating clearly with homeowners about repair timelines and expectations while documenting all interactions thoroughly. Qualifications Proven experience in construction management or residential construction with a strong understanding of building processes. Familiarity with a wide range of construction trades including carpentry (frame carpentry), roofing, masonry, drywall finishing (including caulking), tile, painting, etc. Ability to operate hand tools and power tools safely on-site.. Excellent organizational skills with the ability to manage multiple warranty cases efficiently while maintaining attention to detail. Effective communication skills for collaborating with team members and providing clear updates to homeowners. Physical ability to perform site inspections that may involve climbing ladders or working in confined spaces; construction site experience is required. Pay:

$50,000.00 - $70,000.00 per year
