1099 Property Maintenance Technician

Responsibilities Perform routine inspections and preventative maintenance on properties, including plumbing, electrical systems, HVAC units, and structural elements. Conduct residential painting, drywall repairs, carpentry work, and other general maintenance tasks to uphold property standards. Troubleshoot and repair mechanical systems using schematics, wiring diagrams, and technical manuals. Utilize programmable logic controllers (PLCs) and ohmmeters to diagnose electrical issues accurately. Operate welding equipment safely for repairs involving metal structures or fixtures. Read and interpret schematics and technical drawings to complete complex maintenance tasks efficiently. Maintain detailed records of work performed using Computerized Maintenance Management Systems (CMMS) for tracking repairs and scheduling future maintenance. Supervise or assist with facilities maintenance projects, ensuring timely completion while adhering to safety protocols. Provide excellent customer service by addressing resident or client concerns promptly and professionally. Lead small teams or coordinate with contractors when supervising larger repair or renovation projects. Qualifications Proven experience in facilities maintenance, manufacturing, or residential property repair with a strong mechanical background. Knowledge of electrical systems, schematics, PLCs, welding techniques, and the use of tools such as ohmmeters. Ability to perform residential painting and basic carpentry tasks effectively. Familiarity with CMMS software for maintenance tracking and reporting. Strong troubleshooting skills with electrical experience preferred. Supervising or leadership experience is a plus for coordinating projects or teams. Excellent communication skills in English to clearly document work and interact with clients or team members. Ability to interpret technical manuals, schematics, and wiring diagrams accurately.
