PRIMARY RESPONSIBILITIES
: The Occupancy Specialist assists in ensuring the efficient operation of all assigned programs by providing technical, clerical, and developmental support. This position requires accuracy, completeness and the use of good judgment.

The incumbent will receive supervision from the Director of Housing Operations or designee. Some independence of decision and action is expected with good reasoning ability required.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Take client applications and explain program eligibility requirements. Interview prospective clients to determine program eligibility. Prepare all forms necessary to determine program eligibility, lease-in client, and maintain updated documentation as required by the program. Establish and maintain contact with other social service agencies in order to inform and refer clients as deemed appropriate. Prepare documentation for lease up. Provide supervision, as assigned, training and back up to Receptionist. Answer public inquiries regarding program requirements. Brief clients as to program requirements both individual and in groups. Maintain and purge waiting lists.
QUALIFICATION REQUIREMENTS
To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions. Must type accurately at 40 words per minute and willing to demonstrate same. Must possess basic computer knowledge including word processing and spread sheet programs and willingness to demonstrate same. Must be proficient in effective communication, both orally and in writing. Must be able to prepare basic reports. Must possess working knowledge of office procedures and practices. Must be able to operate a variety of office equipment such as typewriter, calculator, copy equipment and computer. Proficient at making mathematical computations quickly and accurately. Must be able to understand and follow written instructions. Must be able to understand and follow policies and procedures. Must be able to work with and maintain a filing system. Must be capable of working harmoniously with fellow workers, program participants, and the general public. Must be able to complete work assignments with limited supervision. Must be able to furnish work directions to others. Must be able to work under time pressure. Must be skillful in interviewing. Must possess a valid driver's license at all times and able to provide personal transportation as needed to perform duties, (reimbursement per RHA Travel Policy). EDUCATION and/or
EXPERIENCE
: High School graduate, or equivalency, plus three (3) years of successful work experience in an office environment or Bachelor's Degree with at least six (6) months in public housing or property management. Incumbent has one year to obtain Occupancy Specialist Certification from the time this position is filled. Must keep current certifications approved by the CEO or Director that are related to the Occupancy Specialist program. Such certification must be current to include Asset Management model identified by HUD beginning in FY 2007. The RHA will pay for one (1) certification training session and one (1) certification examination.
