Description Position Summary:
The Searcher is responsible for performing all of the searching in Lancaster County as well as other counties on an as needed basis including Register of Deeds, County Treasurer, County Accessor, County Court, District Court, Bankruptcy Court and Secretary of State.
Essential Functions:
Responsible for performing all of the searching in Lancaster County as well as other counties on an as needed basis. Searching requires searching the courthouse records accurately, which includes Register of Deeds, County Treasurer, County Accessor, County Court, District Court, Bankruptcy Court, Secretary of State and other offices when needed. Provide information on the search sheets clearly and accurately showing all information affecting the property and persons involved in a said order. Obtain copies of all documents and cases needed to underwrite commitment. Write-up District and County Court worksheets. Update search sheet for filing documents, verbals and final policies. Prepare and record documents, enter payments in to file and analyze file for final policy Assist in title production area as needed. Prepare title commitments, policies, certificates and other areas as requested.. Flexibility in regards to helping others in the office. Understand and adhere to all Union Title policies, laws and regulations applicable to their role. Complete compliance training; follow internal processes and controls as required. Report all compliance issues, violations of law or regulations in accordance with the steps defined in Union Title policies. Regular and reliable attendance is an essential function of this position. Perform other job related duties or projects as assigned.
Qualifications:
Mortgage Industry or real estate experience preferred. Thorough knowledge of Title Standards. Strong understanding of the court house records to obtain needed information to perform accurate research. Highly proficient in Microsoft Word, Excel, and in working with other financial software.

Working Environment:
Indoor work - not exposed to outdoor elements or hazards. Some sedentary work and occasional lifting and/or carrying up to 25 pounds.
