Direct Hire Position Overview The Commercial Service Examiner is responsible for managing a high-volume workload centered around the servicing and clearing of commercial titles from start to finish. The primary focus of this role involves clearing title, drafting objection letters, performing survey reads, and issuing endorsements. This position requires a self-starter who can analyze risk and liability independently while communicating directly with attorneys, brokers, escrow staff, and lenders to produce positive solutions under tight deadlines. Training on Wisconsin-specific guidelines and SoftPro software will be provided for the right candidate, but a strong foundation in commercial title servicing is required. Key Responsibilities Title Servicing & Risk Analysis Examine commercial titles from start to finish (patent forward) for complex legal descriptions. Determine the condition of title and insurability while accurately evaluating risk and liability. Review complex exceptions, clouds, and title defects to formulate effective curative solutions. Review corporate entity documents to ensure proper authority and compliance. Surveying & Endorsements Perform comprehensive survey reads and map out complex metes and bounds legal descriptions. Issue title endorsements and prepare proforma policies accurately. Review, clear, and respond directly to title objection letters. Communication & Collaboration Manage a heavy workload of email communication with high responsiveness. Explain chains of title and commitments clearly to escrow staff, customers, attorneys, brokers, and lenders. Research public records using databases, websites, and specialized software solutions. Maintain a teamwork mindset to resolve title issues and meet critical closing dates.
Skills & Requirements Required Education:
High School Diploma or equivalent.
Licensure:
Valid State Title License.
Commercial Experience:
Proven experience in commercial title servicing, specifically handling Endorsements, Proformas, Survey Reads, and Title Objections .
Analytical Skills:
Exceptional problem-solving capabilities with a deep understanding of title concepts and legal documents.
Communication:
Strong verbal and written communication skills to handle direct professional correspondence with legal and real estate professionals.
Work Style:
Highly organized self-starter who thrives working independently in a high-productivity, fully remote environment.
