Position Summary The Affordable Housing Property Manager / Leasing Agent plays a key role in the daily operations of a HUD and Tax Credit apartment community. This position is responsible for maintaining 100% occupancy whenever possible, ensuring all resident files are audit-ready and compliant at all times, and delivering excellent service to residents. Under the direction of management, this role oversees leasing, applicant intake, certifications and recertifications, compliance documentation, resident relations, and administrative functions while assisting with the overall operational success of the property. Core Responsibilities - Leasing & Occupancy Maintain strong leasing activity with the goal of achieving and sustaining 100% occupancy Market the property through outreach, events, and community engagement Show apartments, process applications, and apply established eligibility criteria Maintain and manage the waitlist, including date-stamping and processing applications in order received Follow up with applicants to ensure timely move-ins Compliance - HUD, Section 8, PHFA & Tax Credit Process initial certifications and annual/interim recertifications in accordance with HUD, PHFA, and LIHTC requirements Send all verification forms and track when they are sent and received Process income, asset, and household verifications accurately and timely Prepare Tenant Income Certifications (TICs) and HUD 50059s as required Work closely with the Compliance Specialist to resolve discrepancies, correct errors, and prepare files Maintain full working knowledge of compliance software and databases Perform EIV reports and ensure discrepancies are addressed Coordinate with Housing Authorities regarding vouchers and required documentation Prepare files for and participate in state, HUD, and partner audits Ensure all resident files are complete, accurate, organized, and audit-ready at all times Maintain strict confidentiality of resident and property information Resident Relations & Property Management Foster positive relationships with residents while enforcing lease compliance Process lease violations, landlord/tenant filings, and notices as required Issue late rent notices, assess late fees, and follow company procedures Address resident concerns professionally and escalate issues when needed Oversee scheduling and use of community rooms or shared facilities Support tenant satisfaction while maintaining program compliance Administrative Duties Handle correspondence, phone calls, and incoming mail (including confidential materials) professionally and efficiently Greet visitors, screen calls, and maintain a professional front office presence Set up, maintain, and update resident files and records Ensure all filing is current, accurate, and easily accessible Take maintenance work orders and enter them into the system Schedule appointments and maintain calendars Prepare, review, and route routine correspondence as directed Assist the Property Manager with daily operational needs Qualifications High school diploma or equivalent required Experience in affordable housing, low-income housing, HUD, Section 8, PHFA, or Tax Credit programs strongly preferred Strong organizational, administrative, and time-management skills Knowledge of compliance regulations and documentation requirements Ability to manage multiple priorities while meeting strict deadlines Proficiency with property management and compliance software Bilingual a plus Professional Expectations Reliable, punctual, and dependable Positive attitude and strong customer-service mindset Professional demeanor with residents, coworkers, and partners Ability to work independently and as part of a team Commitment to accuracy, compliance, and integrity Why Join Our Team?
