This role serves as the organization's irrigation subject matter expert, ensuring landscapes receive efficient, sustainable watering while maintaining exceptional quality, plant health, and client satisfaction. Working collaboratively with Operations, Account Managers, Estimating, and Business Development, the Landscape Water & Irrigation Manager develops proactive irrigation strategies, identifies water conservation opportunities, supports enhancement initiatives, and helps protect our clients' landscape investments. This position is a technical resource and does not have direct supervisory responsibilities but provides guidance and expertise to field teams throughout the organization. Essential Responsibilities Manage irrigation and water management programs across a portfolio of commercial landscape maintenance properties. Develop and adjust seasonal irrigation schedules based on weather conditions, plant material, soil conditions, and water requirements. Conduct irrigation audits, site inspections, and system evaluations to identify deficiencies and recommend improvements. Monitor water consumption and analyze usage reports to improve efficiency and reduce operating costs. Troubleshoot and diagnose irrigation systems, including controllers, valves, pumps, sensors, wiring, drip systems, backflow devices, and mainline infrastructure. Program, maintain, and optimize smart irrigation controllers and central irrigation management systems. Identify irrigation repairs, system upgrades, and water conservation opportunities while preparing recommendations and cost estimates. Partner with Account Managers to develop irrigation repair proposals and enhancement recommendations that improve landscape performance and client value. Serve as the primary technical resource for irrigation troubleshooting, system optimization, and water management throughout the organization. Provide technical guidance and irrigation best practices to Operations, Account Managers, and field personnel. Support new client transitions, property assessments, and business development opportunities by providing irrigation expertise during site walks and property evaluations. Coordinate with vendors and suppliers to source irrigation materials and recommend new technologies that improve system performance. Maintain accurate records of inspections, repairs, water usage, recommendations, and completed work. Ensure irrigation practices comply with all applicable local, state, and environmental water regulations while maintaining company safety standards. Qualifications Minimum of five (5) years of experience in commercial landscape irrigation or water management. Strong working knowledge of commercial irrigation systems, including installation, troubleshooting, repair, and preventative maintenance. Experience with smart irrigation technology, central control systems, and water management software. Ability to read irrigation plans, landscape plans, blueprints, and construction drawings. Experience preparing irrigation repair estimates, enhancement proposals, and water conservation recommendations. Strong analytical, organizational, and problem-solving skills. Excellent verbal and written communication skills with the ability to collaborate across multiple departments. Proficiency with Microsoft Office; experience with Aspire or similar landscape management software is preferred. Valid driver's license with an acceptable driving record. Professional irrigation certifications are preferred. Preferred Qualifications Experience supporting commercial landscape maintenance operations. Knowledge of Washington irrigation regulations and water conservation practices. Experience working with HOAs, municipalities, commercial office parks, industrial campuses, retail centers, healthcare facilities, or educational institutions. Bilingual (English/Spanish) is a plus.
