Job Description

Oakbrook Corporation is excited to welcome an experienced Property Manager to lead 8Twenty Park Apartments, one of our residential communities in Madison, WI. Built in 2018, 8Twenty Park is a five-story, 95-unit property just minutes from downtown Madison. At 8Twenty Park, you'll step into a leadership role where you can make a real impact. We're looking for someone who takes pride in their work, enjoys building relationships with residents and team members, and brings both attention to detail and a people-first mindset to everything they do. This role is ideal for a seasoned property management professional who is ready to take ownership of a community, lead a team, and deliver a high-quality living experience while maintaining strong financial and regulatory performance. What You'll Do Oversee the day-to-day operations of the community, always with a focus on the resident experience Lead marketing and leasing efforts in alignment with Fair Housing guidelines Coach, support, and develop your on-site team to help them succeed Ensure full compliance with Section 42 / LIHTC requirements, including certifications and audits Manage move-ins, recertifications, income and asset verifications, and file integrity Prepare and oversee budgets, financial reporting, and invoices Monitor occupancy, delinquency, and collections, taking proactive action when needed Coordinate inspections with state agencies, investors, and compliance partners Partner closely with maintenance to keep the property safe, clean, and well-maintained What You Bring Proven experience in residential property management Strong knowledge of Section 42 / LIHTC compliance (preferred) Experience managing certifications, audits, and regulatory requirements Previous leadership or supervisory experience Strong communication, customer service, and problem-solving skills Financial acumen, including budgeting and reporting experience Comfort completing property inspections (with or without reasonable accommodations) Experience with property management software or similar systems Valid driver's license Why Oakbrook?
