Job Description

Position Summary:
The Apartment Porter/Groundskeeper is responsible for maintaining the cleanliness, appearance, landscaping, and overall curb appeal of the apartment community. This position ensures that the property's grounds, common areas, amenities, and outdoor spaces are clean, safe, attractive, and properly maintained for residents and visitors.

Starting $22/hr DOE Essential Duties and Responsibilities Maintain the cleanliness of the property grounds, parking lots, sidewalks, breezeways, and common areas. Pick up litter, debris, and trash throughout the community. Empty and clean trash receptacles and maintain dumpster and trash enclosure areas. Sweep, mop, pressure wash, and clean walkways, stairwells, and common areas. Perform lawn care duties including mowing, edging, trimming, blowing, and general landscape maintenance. Water plants, flower beds, and landscaped areas as needed. Inspect irrigation systems and perform minor irrigation repairs, including replacing sprinkler heads, repairing leaks, adjusting sprinkler coverage, and troubleshooting irrigation issues. Monitor landscaping and irrigation systems to ensure healthy turf, plants, and efficient water usage. Remove weeds, leaves, and other debris from landscaped areas. Clean and maintain outdoor amenity areas, including BBQ grills, picnic areas, patios, and recreational spaces. Maintain the community dog park by removing pet waste, emptying waste stations, replenishing waste bags, and keeping the area clean and presentable. Clean and maintain community amenities, including clubhouses, fitness centers, pools, laundry facilities, and recreational areas. Assist maintenance staff with unit turns, moving supplies, and other property improvement projects as needed. Identify and report maintenance, safety, and security concerns to management. Follow all company policies, safety procedures, and applicable regulations. Qualifications High school diploma or equivalent preferred. Previous experience in groundskeeping, landscaping, irrigation maintenance, janitorial services, or apartment maintenance preferred. Knowledge of lawn care equipment, landscaping practices, and basic irrigation systems. Ability to safely operate mowers, trimmers, blowers, pressure washers, and other groundskeeping equipment. Strong attention to detail and commitment to maintaining high property standards. Ability to work independently and as part of a team. Reliable transportation and dependable attendance. Physical Requirements Frequently walk, stand, bend, kneel, crouch, and lift throughout the workday. Ability to lift and carry up to 50 pounds. Ability to work outdoors in varying weather conditions, including heat, cold, and rain. Ability to safely use landscaping equipment, cleaning chemicals, and maintenance tools.
