Full-Time | Monday-Friday (occasional weekends or on-call as needed) Position Summary The Apartment Groundskeeper plays a critical role in maintaining the cleanliness, appearance, and overall curb appeal of the property. This is a hands-on position responsible for keeping all common areas, grounds, breezeways, parking lots, amenity spaces, and dumpster areas clean, safe, and inviting for residents, guests, and prospective renters. The ideal candidate is reliable, takes pride in their work, and understands that the property's first impression starts with them. Key Responsibilities Perform daily walks of the property to remove trash, debris, cigarette butts, and pet waste from grounds, sidewalks, breezeways, stairwells, parking areas, and amenity spaces Empty exterior trash receptacles and ensure dumpster and trash compactor areas are clean, organized, and free of overflow Pressure wash sidewalks, breezeways, pool decks, and exterior surfaces as needed Clean and maintain pool deck, furniture, and surrounding amenity spaces Assist with basic landscaping upkeep — sweeping, blowing leaves, weed removal, mulch touch-up, and watering plants as needed Maintain cleanliness of leasing office exterior, model unit walkways, and tour paths Perform light maintenance tasks (changing light bulbs in common areas, minor exterior touch-ups, etc.) as directed Assist the maintenance team with turn-overs, trash-outs, and move-in / move-out cleanings Report safety hazards, vandalism, or maintenance issues to the Maintenance Supervisor immediately Operate hand tools, push mowers, blowers, pressure washers, and basic landscaping equipment safely and properly Adhere to all safety protocols, including the proper use of PPE Provide friendly, professional service to residents and guests at all times Required Qualifications High school diploma or GED preferred Prior groundskeeping, porter, janitorial, or general labor experience (multifamily / apartment community experience strongly preferred) Ability to safely operate hand tools, blowers, pressure washers, and basic landscaping equipment Strong work ethic, punctuality, and reliability Ability to work independently with minimal supervision Comfortable working outdoors in all weather conditions (heat, rain, humidity) Professional demeanor and ability to interact respectfully with residents, guests, and team members Must be authorized to work in the United States Preferred Qualifications Bilingual (English / Spanish) a plus Prior experience on a multifamily / apartment property Familiarity with property management standards and curb-appeal best practices Basic knowledge of pool deck cleaning and maintenance Physical Requirements Ability to lift, push, or pull up to 50 lbs regularly Ability to stand, walk, bend, kneel, climb stairs, and reach overhead throughout an 8-hour shift Ability to work outdoors in heat, sun, rain, and varying weather conditions Ability to safely operate motorized and non-motorized landscaping equipment What We Offer Competitive hourly pay Consistent full-time schedule Opportunities for growth into Maintenance Tech and Supervisor roles A supportive, team-first work environment
