GROUNDSKEEPER JOB DESCRIPTION BASIC PURPOSE
Responsible for ensuring the upkeep of the community grounds and maintaining excellent curb appeal. Assist the maintenance team with minor tasks when needed. Work as a team participant to ensure the community meets the quality customer service standards set by Woodward Management Partners and the Service Director.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Represent Woodward Management Partners in a professional manner at all times. Maintain a professional, courteous attitude when dealing with residents, vendors, subordinates, employees and general public. Comply with Federal Fair Housing laws and American with Disabilities Act as well as city, county and state rules and regulations. Be aware of and operate within OSHA (Occupational Safety & Health Act) standards and company safety policies at all times. Communicate with Service Director regarding any issues that adversely impact property operations and ultimate financial success. Blow leaves from sidewalks, driveways, parking lots or other common areas. Pick up exterior & interior litter, empties and sanitizes trash containers and dog waste stations. Assist with maintaining sidewalks during inclement weather. Replace exterior/interior light bulbs and globes. Assist with washing windows and common area doorways. Install and maintains fences and gates. Assist with maintaining pool and pool area. Deliver resident letters and maintain confidentiality on any sensitive subject matter. Perform other duties as assigned by the Service Director.
POSITION REQUIREMENTS
Must have valid driver's license, dependable transportation and be able to accommodate a rotating on-call schedule Must be able to lift up to 50 lbs and exert 50 lbs of force. Must be able to endure walking, squatting, bending, balancing, climbing, kneeling, crawling and prolonged standing. Must be able to use hands to grip power and hand tools.
