Full Job Description Daytime Facilities Porter & Groundskeeper Company:

Schedule:
Part-time, approximately 20-25 hours per week, with the opportunity for additional hours as new properties are added Position Summary Blanks Enterprises is seeking a dependable, hardworking Daytime Facilities Porter & Groundskeeper to maintain the cleanliness and appearance of an apartment community. The employee will primarily work at Marlborough Trails Apartments and may eventually provide scheduled daytime porter services at Watson Medical Building. This position combines indoor common-area cleaning with outdoor property upkeep. The ideal candidate can work independently, notices details, communicates professionally, and takes pride in keeping facilities clean, safe, and welcoming. Primary Responsibilities Clean apartment hallways, stairwells, entrances, laundry areas, and other common spaces Sweep, mop, vacuum, dust, sanitize, and remove trash as needed Clean glass doors, entryways, fixtures, and frequently touched surfaces Pick up litter throughout the property, parking areas, sidewalks, and landscaped spaces Keep dumpster and trash collection areas clean and presentable Sweep sidewalks, entrances, and exterior walkways Perform light seasonal groundskeeping and outdoor cleanup Assist with light snow and ice-related entrance or walkway duties when assigned Maintain cleaning equipment, tools, and supplies Restock paper products, soap, and other facility supplies Respond promptly to spills, messes, and urgent cleaning needs Support vacant-unit or move-out cleaning when scheduled Identify and report property damage, maintenance concerns, safety hazards, and supply needs Complete assigned daytime porter duties at Watson Medical Building when that assignment begins Travel between assigned Blanks Enterprises properties as scheduled Follow company procedures, safety standards, and property-specific instructions Communicate professionally with residents, tenants, property staff, and Blanks Enterprises management Outdoor and Weather Requirements This position requires regular outdoor work throughout the year. Applicants must be comfortable working outside during hot, cold, windy, rainy, and winter conditions. Winter duties may include litter removal, clearing entrances, and assisting with light snow or ice-related property upkeep. Qualifications Previous cleaning, janitorial, porter, landscaping, or groundskeeping experience is preferred Dependable attendance and punctuality Strong attention to detail Ability to work independently and complete assigned tasks without constant supervision Professional attitude and appearance Ability to communicate clearly and report issues promptly Reliable personal transportation between assigned properties Valid driver's license and active automobile insurance Ability to use cleaning products, equipment, and basic groundskeeping tools safely Comfortable working around residents, medical-office tenants, staff, and members of the public Physical Requirements Ability to stand and walk for extended periods Ability to bend, kneel, reach, push, pull, and climb stairs Ability to lift and carry up to 40 pounds Ability to perform repetitive cleaning and groundskeeping tasks Ability to work indoors and outdoors in changing weather conditions Compensation and Growth Starting pay is $18 per hour. The position will begin part-time at approximately 20-25 hours per week. Additional hours and responsibilities may become available. Job performance may be reviewed after the first 60-90 days.
