Resident Superintendent and Property Manager Position Overview We are seeking a reliable, hardworking, and detail-oriented Groundskeeper & Porter to maintain the exterior curb appeal and supporting operations of our co-op community. In this role, you will be the face of the building's first impression, ensuring the grounds are pristine, safe, and welcoming for our residents. This is a dynamic role that primarily focuses on outdoor upkeep but offers excellent variety by assisting our indoor maintenance team and filling in for building porters when needed.

Key Responsibilities Exterior & Landscape Maintenance:

Perform general landscaping duties including trimming hedges, weeding garden beds, raking leaves, and clearing debris from walkways and courtyards.

Waste Management:

Manage daily garbage, recycling, and bulk trash removal. Ensure all disposal areas are clean, organized, and compliant with local sanitation codes.

Seasonal Snow Removal:

Shovel, blow, and salt sidewalks, entryways, and driveways during winter weather events to ensure resident safety.

Team Support:

Assist building Porters and the Superintendent with heavy lifting, moving supplies, and various indoor/outdoor maintenance projects.

Coverage & Shift Fill-ins:

Occasionally step in to cover Porter shifts within the co-op buildings, handling light indoor cleaning, hallway vacuuming, and mopping as required.

Qualifications & Requirements Experience:

Previous experience in landscaping, groundskeeping, and building maintenance is highly preferred. Green thumbs encouraged to apply.

Physical Stamina:

Ability to stand, walk, bend. Must be comfortable working outdoors in all weather conditions (heat, rain, ice & snow).

Reliability:

Punctuality and dependable attendance are critical, especially during emergency snow removal situations.

Interpersonal Skills:

A polite, helpful demeanor when interacting with co-op residents, management, and fellow staff members.

Flexibility:
