Job Description

Job Overview:
We are seeking a reliable multi site groundskeeper to join our team. As a groundskeeper, you will be responsible for maintaining the cleanliness and overall appearance of our facilities. Property Grounds & Curb Appeal Maintain the cleanliness and appearance of grounds across multiple residential and commercial properties. Perform daily/weekly property walks to identify areas needing attention. Pick up litter, trash, debris, and other items throughout property grounds. Keep sidewalks, walkways, entrances, breezeways, and common outdoor areas clean. Sweep, blow, and remove leaves, dirt, grass clippings, and other debris. Maintain a clean and professional appearance around building entrances and leasing offices. Keep dumpster and trash areas clean and free of excessive debris. Remove weeds and unwanted vegetation from sidewalks, landscaping beds, and common areas. Maintain mulch beds and other landscaped areas as needed. Water plants, flowers, shrubs, and landscaping when necessary. Assist with seasonal landscaping needs, including spring cleanup and fall leaf removal. Lawn & Landscaping Mow lawns and maintain grass areas at assigned properties. Trim and edge along sidewalks, curbs, buildings, and landscaping beds. Trim shrubs, bushes, and low-hanging branches as needed. Remove dead plants, branches, and other landscaping debris. Assist with planting flowers, shrubs, and other landscaping materials. Monitor landscaping for damage, disease, or areas requiring additional attention. Coordinate with landscaping vendors when larger projects or specialized services are needed. Report irrigation issues, damaged landscaping, or other grounds-related concerns to management. Snow & Winter Maintenance Assist with snow and ice removal at assigned properties. Shovel sidewalks, entrances, stairs, and other pedestrian areas as needed. Apply salt or ice melt to walkways and high-traffic areas. Monitor properties during and after winter weather for hazardous conditions. Assist with winter preparation and seasonal cleanup. Building Exterior & Common Areas Maintain cleanliness of exterior building areas. Clean outdoor furniture, patios, courtyards, and amenity areas. Assist with cleaning and maintaining pool, rooftop, patio, or other outdoor amenity areas as assigned. Remove cobwebs and debris from exterior entrances and common areas. Report damaged fences, gates, lighting, sidewalks, curbs, signage, or other exterior property conditions. Identify safety hazards and immediately notify management of concerns. Trash & Waste Management Monitor dumpster areas at each property. Pick up loose trash and debris around dumpsters. Report overflowing dumpsters or recurring trash issues. Assist with bulk trash removal and disposal when appropriate. Ensure trash enclosures remain clean and presentable. Assist with property cleanups following resident move-outs or large events. Multi-Site Responsibilities Travel between assigned properties based on daily operational needs. Prioritize properties based on occupancy, inspections, move-ins, events, and property condition. Maintain a regular groundskeeping schedule for each property. Complete property inspections and document areas requiring additional work. Communicate daily/weekly progress with the Property Manager or Director of Property Management. Assist maintenance teams with exterior tasks when needed. Assist with preparing properties for inspections, tours, move-ins, and special events. Provide additional coverage at other properties when staffing or workload requires it. Maintain company vehicles, lawn equipment, tools, and other assigned equipment. Ensure all equipment is stored properly and safely after use. Resident & Customer Service Maintain a professional and courteous attitude when interacting with residents, vendors, and team members. Address resident grounds-related concerns when appropriate or direct them to management. Help maintain a clean, welcoming appearance for prospective residents touring the property. Be mindful of resident privacy and personal property while working throughout the communities. Additional Expectations Reliable transportation between multiple properties. Ability to work outdoors in varying weather conditions. Ability to lift, carry, push, and pull equipment and materials. Ability to operate basic landscaping equipment. Strong attention to detail and pride in property appearance. Ability to work independently with minimal supervision. Ability to manage priorities across multiple properties. Flexible to assist with other property-related duties as assigned.
