Requirements:
Ability to read and comprehend documents such as safety rules, operating and maintenance instructions, and procedure manuals Basic written communication skills Good verbal communication skills Valid Driver's License with acceptable driving record and criminal background check Access to dedicated and reliable transportation Able and willing to work flexible hours Able to prioritize and schedule work assignments according to property needs while ensuring an outstanding level of customer service Ability to work with confidential information Able to perform the essential physical qualifications (listed below)
Responsibilities:
Maintain high level of curb appeal by policing property, removing trash and debris; checking for abandoned vehicles, property damage etc. and report suspected lease violations to Property Manager Conduct maintenance and upkeep of building exteriors, common areas and grounds through Service Requests or direction by Management Perform seasonal grounds duties as needed Contribute in the organization and inventory control of the Maintenance Shop and other storage areas; with emphasis on safety concerns and unit keys Participate in the care, maintenance, and inventory of all company owned equipment Application of all safety standards and practices associated with maintenance operations Effectively communicate with residents, vendors and other employees in a professional and courteous manner Wear appropriate safety equipment as tasks dictate Assist other team members and complete other projects and duties as assigned

Frequent:
stand; walk; use hands to finger, handle, or feel; reach with hands and arms; climb ladders; balance; kneel; crouch; crawl; talk; hear; lift and/or move more than 50 pounds
Occasionally:
sit; lift and/or move more than 70 pounds; push and/or pull using appliance dolly up to 200 pounds Specific vision abilities required by this job include close vision, distance vision, color vision and depth perception Ability to work long hours in inclement weather and emergency situations such as snow removal, excessive heat, storms, etc. Work in awkward, confining or uncomfortable positions
Authority:
Recommend changes to the position and job duties which will improve efficiency and safety
Relationships:
Reports to the Maintenance Supervisor Takes direction from the Director of Property Maintenance, Regional Maintenance Supervisor, Property Manager and Regional Property Manager Internal contacts: managers and associates External contacts: residents, vendors, and guests Pay is commensurate with experience. Must have reliable transportation and a valid driver's license with an acceptable driving record.
