The firm remains actively engaged in all aspects of the multifamily housing industry, successfully executing a conservative strategy through varying market cycles. Our team is comprised of motivated, dependable, and character-driven individuals dedicated to providing exceptional communities and resident experiences. Due to company growth, we are seeking a Groundskeeper to join our team at The Leo at Lewisville in Lewisville, Texas. This position reports directly to the Maintenance Supervisor and Senior Property Manager. Lease-Up and Construction Support The Leo at Lewisville is a newly constructed apartment community currently under development. As buildings are completed and transitioned from construction to property operations, this position will play an important role in supporting both the construction and management teams. In addition to traditional groundskeeping responsibilities, the Groundskeeper will assist with construction-related tasks, building turnovers, final cleaning, and preparing apartment homes and common areas for resident occupancy. The ideal candidate is flexible, team-oriented, and comfortable working in both construction and multifamily property management environments during the lease-up process. Essential Responsibilities Maintain the overall cleanliness and appearance of the community, including both interior and exterior areas. Ensure all common areas, amenity spaces, breezeways, hallways, grounds, and the leasing trailer are clean, organized, and presentable at all times. Conduct daily ground inspections and remove litter throughout the community. Perform trash pickup throughout the property, including around dumpster and compactor areas. Complete valet trash duties on designated service days. Clean and maintain the pool and amenity areas, including picking up trash, straightening furniture, and ensuring spaces remain presentable. Assist with apartment make-readies as requested, including trashing vacant units, caulking, checking appliances and smoke detectors, replacing parts, and preparing homes for occupancy. Perform light painting duties as directed. Support the maintenance and construction teams with general labor, cleaning, and community preparation tasks. Assist with building turnovers and lease-up activities as new buildings are completed and transitioned for resident occupancy. Assist the Maintenance Supervisor and Maintenance Technicians with assigned tasks and special projects. Report any safety hazards, property damage, or maintenance concerns to the Maintenance Supervisor. Perform other duties as assigned to support the overall appearance and operation of the community. Qualifications Previous groundskeeping, janitorial, maintenance, construction, or apartment industry experience preferred. Ability to lift up to 50 pounds and perform physical labor in both indoor and outdoor environments. Ability to work in varying weather conditions. Dependable attendance and strong work ethic. Positive attitude and willingness to assist where needed. Ability to work independently and as part of a team. Willingness to assist with both property management and construction-related responsibilities during the lease-up process.
