Job Description

In general, the purpose of the Groundskeeper is to assist the Maintenance Supervisor and Assistant Maintenance Supervisor (where applicable) in carrying out the maintenance processes of the property, focusing on, but not limited to the cleaning and upkeep of the property grounds and common areas.
Essential Duties:
Physically walk the property on a frequent basis and remove litter, debris, and pet droppings from the grounds. Keep common areas neat and free of litter at all times.
Common areas include:
_ Pool Area _ Laundry Rooms _ Mail Rooms _ Dumpster Areas _ Recreation Areas _ Grounds adjacent to the road and in front of the office. _ Walkways to and from and in-between buildings. Perform "trash-out" duties at vacated apartments on a daily basis, removing all abandoned furniture, trash, and boxes and transfer to dumpster or storage area as applicable. Transfer trash and other items left outside of dumpster into dumpster. Pick-up and sweep area. Keep dumpster doors closed on windy days. Perform some cleaning and housekeeping duties. Detail the property on a regular basis. Rake shrubs and shovel mud when necessary. Use blower to keep sidewalks and walking areas clear of loose grass and brush. Check and replace exterior lighting on a regular basis. If certified for pool maintenance, clean and maintain pool as directed. Repair and replace windows, screens, sliding glass doors, etc. Perform routine maintenance as requested. Assist with various physical tasks as directed, i.e. tearing down fences, digging post-holes, carrying abandoned sofas, etc. Assist with Make-Ready duties when requested. Maintain awareness of proper safety precautions at all times. Complete minor and routine service requests when requested. Distribute resident communications, i.e. notices, newsletters, etc. to residents' apartments. Be aware of all utility meter cut-offs, apartment and fixture cut-offs, and sewer clean-outs. Perform work area clean up and safety related duties. Wear proper uniform and Personal Protective Equipment at all times. We value our employees' time and efforts.
