  • Contract Job Overview Olympic Yard Works LLC (Independence, MO) is building a bench of independent lawn crews for steady, pre-sold work across the KC metro — Missouri and Kansas sides.
You get a text:
address, scope, photos, and the price we're paying. Yes or pass. We handle the customer, the estimate, the contract, the collections, and the complaint calls. We even order and deliver the materials — mulch, rock, and soil show up on site before you do. You never front a dollar and never chase a receipt. No sales. No phones. No marketing. No chasing checks. No material runs.
WHAT WE PAY
Most jobs pay $40
  • 200.
Larger installs and property resets run higher. You see the number before you accept — never after. Paid Net 7 from your completion photos: your photos start the clock, not our billing cycle. Steady route volume for crews that perform — this is not one-off work.
THE WORK
Mow, edge, trim. Mulch and rock installs — material delivered by us. Bed maintenance. Property resets and seasonal cleanups.
MUST HAVE
NO EXCEPTIONS
General Liability $1M per occurrence / $2M aggregate, Olympic Yard Works LLC named Additional Insured, primary and non-contributory Workers' Compensation for any crew — or a valid sole-proprietor exemption for your state (MO or KS) if you truly work alone Commercial auto, $1M CSL Your own equipment — mower, trimmer, blower, transport. We supply zero. A W-9-ready business — LLC, corporation, or registered sole proprietorship (MO or KS).
Sole props:
put an EIN on your W-9, not your SSN — free from the IRS in ten minutes. Signed Master Subcontractor Agreement plus a signed Work Order for every job
WHAT WE EXPECT
You control your methods, crew, and schedule — we don't tell you how to run your business.
We specify the finished result:
cut clean, edged, blown off, beds to spec, no clippings in the street, completion photos every job, professional conduct on our clients' property. Miss the window, cause a callback, or draw a complaint and you move down our call list. Perform and you move up — route density goes to the crews at the top, and that's where the real money is in lawn.
THE LEGAL PART, STRAIGHT
This is a 1099 business-to-business subcontract opportunity. It is not employment. You are an independent business. You set your own methods, hours, and crew, and you may accept or decline any job with no obligation. No employment relationship is created or implied. You are responsible for your own taxes, insurance, and compliance with applicable Missouri and Kansas law.
