Job Description
Maintenance/Pest Technician We are seeking a dependable and skilled Maintenance/Pest Technician to perform general maintenance, repairs, and property upkeep for residential rental properties as well as inspect properties to identify pest problem and apply pesticides to eliminate problem. This position is ideal for someone with strong general maintenance skills who can troubleshoot problems, work independently, and provide professional service to residents and team members. The Maintenance/Pest Technician will respond to assigned work orders, perform routine repairs and property maintenance, assist with larger projects as needed, and participate in an after-hours emergency on-call rotation. Key Responsibilities Perform a variety of general maintenance and property upkeep duties at residential rental properties and grounds. Complete interior and exterior painting, including surface preparation, drywall/plaster repair, sanding, scraping, and cleaning. Perform basic plumbing repairs, including: Replacing faucet washers, seals, stems, spigots, and hardware. Repairing or replacing toilet components and flush mechanisms. Resetting or assisting with repairs to toilets, tubs, and sinks. Perform basic electrical repairs within the scope permitted for the position, including replacing switches, outlets, covers, and light fixtures; resetting circuit breakers; and replacing fuses. Complete general property repairs such as replacing or repairing doorknobs and locks, performing minor carpentry, and completing trash/debris removal. Troubleshoot and diagnose basic mechanical, electrical, plumbing, and general property maintenance issues. Respond to assigned maintenance work orders promptly and complete work in accordance with company standards. Perform routine grounds maintenance, landscaping, and snow removal as needed. Assist with contracting and project work, including general labor, installations, material handling, and deliveries. Participate in the after-hours on-call rotation and respond to emergency maintenance situations, including water leaks, electrical/power issues, and other urgent property or safety concerns. Conduct thorough inspections of residential and commercial properties to identify pest problems and apply pesticides to eliminate problem. Use company software and mobile applications to receive work orders, document completed work, record time, provide updates, and communicate with the team. Maintain a professional and customer-service-focused approach when interacting with residents, coworkers, vendors, and other stakeholders. Follow company safety procedures and properly use tools, equipment, and personal protective equipment. Qualifications Previous experience performing general maintenance, property maintenance, construction, or similar hands-on work preferred. Previous pest technician experience preferred. Strong mechanical aptitude and troubleshooting/problem-solving skills. General knowledge of basic plumbing, electrical, carpentry, painting, and property repair. Ability to safely use common hand tools, power tools, ladders, and maintenance equipment. Strong attention to detail and ability to complete work efficiently. Ability to work independently while also functioning effectively as part of a team. Good communication and customer service skills. Ability and willingness to use smartphones, tablets, and software applications to manage work assignments and documentation. Valid driver's license and ability to meet company driving requirements. Reliable transportation as required for the position. Ability to participate in an after-hours emergency on-call rotation. Physical Requirements Ability to lift and carry 50 pounds or more as required for assigned work. Ability to climb and work from ladders. Ability to bend, kneel, crouch, reach, stand, and walk for extended periods. Ability to perform physical labor in both indoor and outdoor environments. Ability to work outdoors in varying weather conditions, including during landscaping and snow-removal activities. Ideal Candidate The ideal candidate is a well-rounded maintenance professional who enjoys troubleshooting problems and working in a hands-on environment. You do not need to be an expert in every trade, but you should be comfortable handling a variety of routine property repairs, learning new skills, communicating professionally with residents, and taking ownership of assigned work orders.
