Hiring an Apartment Maintenance Technician in Lykens, PA! Job Description The Facilities Technician performs a wide range of skilled maintenance and repair tasks to ensure that residential units and buildings remain safe, functional, and in excellent condition. This role focuses on general building maintenance, plumbing, electrical work, HVAC, carpentry, and unit turnover preparation, requiring a hands-on professional who can work independently, troubleshoot issues, and complete work efficiently and to a high standard. Responsibilities Perform general building maintenance and repair work using established methods, practices, and materials common to construction and facilities maintenance. Replace windows, window glass, and screens, and repair or replace spouting and plaster as needed. Diagnose and repair plumbing issues, including clogged drains, pipes, faucets, and toilets. Repair and replace covers for electrical switches and outlets to maintain safety and proper function. Replace and repair apartment appliances, including ranges and refrigerators. Prepare vacant units for new occupancy by patching and painting walls to a clean, finished standard. Replace cabinets and countertops in units as needed to ensure they are safe, functional, and presentable. Strip and wax floors in vacant units or common areas to maintain cleanliness and appearance. Perform necessary plumbing upgrades in units or buildings as required. Perform necessary electrical upgrades in units or buildings under appropriate guidance and safety standards. Use appropriate hand tools, power tools, and maintenance equipment to complete assigned tasks safely and efficiently. Troubleshoot building systems, including electrical, plumbing, and mechanical components, to identify and resolve problems. Work independently to manage daily workload, prioritize tasks, and complete assignments within required timeframes. Document work performed and communicate effectively with supervisors and team members regarding maintenance needs and completed repairs. Participate in an on-call rotation after the probationary period, responding to after-hours maintenance emergencies as required. Under emergency conditions or for training and development, perform more advanced duties with competent supervision. Maintain a professional appearance and consistently portray a positive image while working in and around residential properties. Essential Skills Minimum of five (4) years of experience in one (1) of the following areas: building maintenance, construction, plumbing, electrical repair, HVAC, carpentry, or mechanical work, or an equivalent combination of experience. Mid-level knowledge of common methods, practices, and materials used in the maintenance and repair of buildings. Knowledge of tools and equipment commonly used in building maintenance and repair work. Mid-level understanding of electrical systems and basic electrical repair practices. Mid-level understanding of plumbing systems and basic plumbing repair practices. Ability to troubleshoot building, mechanical, electrical, and plumbing issues effectively. Valid Pennsylvania driver's license with insurability under the organization's insurance plan. Ability to work independently with minimal supervision while managing multiple tasks. Intermediate proficiency with Microsoft Office, specifically MS Word and Excel. Demonstrated success in time management and dependability in prior roles. Excellent written communication skills for clear documentation and correspondence. Excellent oral communication skills for effective interaction with colleagues, residents, and supervisors. Strong problem-solving skills to assess situations and determine appropriate repair solutions. Additional Skills & Qualifications Experience in HVAC maintenance or repair is highly beneficial. Carpentry or mechanical work is advantageous. Comfort using a wide variety of hand tools and power tools, such as saws, sanders, and jointers. Ability to adapt to changing priorities and handle both routine and urgent maintenance requests. Willingness to participate in an on-call rotation for after-hours emergencies following the probationary period. Work Environment This is a full-time position with a typical shift from 8:00 a.m. to 5:00 p.m. Work takes place both indoors and outdoors in residential buildings and surrounding grounds. The role involves physical activity common to construction and maintenance work, including long periods of standing and walking on rough terrain, as well as exposure to various weather conditions and temperature extremes during outdoor tasks. The position requires the ability to lift up to 50 pounds and to perform frequent carrying, standing, walking, reaching, bending, pushing, pulling, kneeling, crouching, stooping, climbing, balancing, and working in a prone position. You will regularly use arm strength, fingers, and hands to operate hand tools and power tools such as saws, sanders, and jointers. The job requires the ability to sit or stand for up to eight hours while performing duties, along with the ability to talk and hear clearly and maintain good vision (with or without correction). A professional appearance is expected at all times to present a positive image within the community. After the probationary period, the position participates in an on-call rotation for emergency maintenance needs, and may occasionally involve temporary assignment to more advanced duties under supervision for training or emergency coverage. Job Type & Location This is a Contract to Hire position based out of Lykens, PA. Pay and Benefits The pay range for this position is $19.00 - $21.00/hr.
