Carpenter oversees all the work involved in the upkeep of rental properties. This is a full-time year round standard 40 hour work week with rotating on-call weekend responsibility. Qualified candidates are to be energetic, responsible, self-motivated and experienced in the following areas: painting, carpentry, electrical, plumbing, appliance repair, HVAC and other general labor trades. Candidate must have a valid driver's license and access to own tools. Apply ONLY if you meet the above qualifications. This is a position that requires ability to work on your own, complete repair orders in a timely manner and comply with required job reporting paperwork. All replies are confidential. Responsibilities requirements but not limited to: Install, maintain, and repair a wide variety of products including: cabinets, drywall, doors, windows, tile, flooring and other major remodeling items. Basic plumbing and electrical knowledge for renovation work Drywall finishing Flooring, framing, painting, and cabinetry knowledge Installation of a wide variety of accessibility products Perform work in accordance with safety best practices Conduct inspections and identify needed repairs Document repairs and maintain thorough records Cut, shape, and alter materials as needed Measure and mark materials for alterations Other duties as assigned Complete work and repair orders in a timely fashion Estimate time and extent of repairs Perform routine preventive maintenance Maintain material and supply inventory Oversee work performed by outside contractors as necessary. Previous experience in maintenance for 3 plus years or other related fields Familiarity with maintenance tools and equipment
Qualifications:
Deadline and detail oriented Ability to handle physical workload Must have a clean driving record - Valid Driver's License Arrive on time to all work orders Follow company procedures Respond promptly to company calls, texts, emails Ensure all safety / security measures are taken such as shutting off all lights, locking doors, returning keys Provide excellent customer service to tenants Must have dependable vehicle with up to date insurance, inspection and registration
