Full Job Description Position Summary:
We are seeking an experienced Concrete Restoration & Waterproofing Superintendent to oversee commercial concrete restoration and waterproofing projects throughout South Florida. Extensive waterproofing experience is the most important qualification for this position, with particular emphasis on hot-applied waterproofing systems. The ideal candidate will have hands-on field experience installing and supervising hot-applied rubberized asphalt waterproofing systems on plaza decks, elevated decks, planters, terraces, pool decks, and other horizontal and vertical applications. This is not a general construction superintendent position. We are looking for an individual with a strong waterproofing background who understands proper substrate preparation, detailing, installation, sequencing, testing, protection, and quality control.
Supervise installation of hot-applied rubberized asphalt waterproofing systems from substrate preparation through final protection. Understand proper heating, temperature control, application procedures, thickness requirements, and installation techniques for hot-applied waterproofing materials. Verify substrates are properly prepared, clean, dry, repaired, and acceptable before waterproofing begins. Supervise and inspect critical waterproofing details including: Drains and drain tie-ins Penetrations Expansion joints Cracks and construction joints Wall-to-deck transitions Inside and outside corners Curbs Planters Flashings Terminations Door and threshold conditions Tie-ins to existing waterproofing Verify proper installation of reinforcing sheets, flashing membranes, protection course, drainage composites, insulation, root barriers, and other system components when required. Monitor application temperatures and required membrane thicknesses. Understand proper sequencing of waterproofing with concrete, pavers, landscaping, drainage, mechanical, electrical, railing, and other trades. Coordinate and supervise flood testing and other required waterproofing testing . Identify and correct waterproofing deficiencies before the membrane is covered. Protect completed waterproofing from damage by other trades. Coordinate manufacturer inspections and ensure manufacturer requirements are followed.

Concrete Restoration:
Supervise concrete sounding, demolition, reinforcing steel preparation, supplemental reinforcing, forming, concrete placement, repair mortar installation, curing, and finishing. Understand partial-depth and full-depth concrete repairs. Coordinate structural repairs with engineers and inspectors. Verify concrete repair limits and quantities in the field. Ensure reinforcing steel and concrete substrates are properly prepared before placement of repair materials. Understand crack repair procedures including routing and sealing, polyurethane injection, and epoxy injection.
Field Supervision:
Direct and supervise field crews, foremen, and subcontractors. Plan daily manpower, equipment, materials, and work areas. Coordinate multiple crews and work activities to maintain production. Plan work several days ahead to ensure necessary materials and equipment are available. Monitor production and identify conditions that could affect project cost or schedule. Maintain clean, organized, and professional jobsites. Coordinate access, staging, shutdowns, protection, and sequencing with property management and other contractors. Ensure waterproofing work is not covered until it has been inspected and accepted.
Project Coordination:
Work closely with Project Managers to maintain project schedules and budgets. Review plans, specifications, details, submittals, product data, and manufacturer requirements before installation. Communicate field conditions, conflicts, additional work, and potential change-order items to Project Management. Document unforeseen conditions with photographs and measurements. Participate in project meetings and inspections as required. Coordinate with engineers, consultants, inspectors, manufacturers, property managers, subcontractors, and other trades.
Documentation & Quality Control:
Complete accurate daily reports documenting manpower, work performed, locations, quantities, deliveries, subcontractors, weather, delays, and field conditions. Maintain detailed photographic documentation before, during, and after waterproofing installations. Document critical waterproofing details before they are concealed or covered . Track installed quantities and assist Project Management with production and change-order documentation. Maintain records of waterproofing temperatures, thicknesses, testing, and inspections when required. Immediately report potential leaks, waterproofing deficiencies, damage, or other significant field conditions.
Safety:
Enforce company safety policies and OSHA requirements. Conduct toolbox talks and jobsite safety meetings. Ensure proper PPE and fall protection are being utilized. Maintain safe operations when using hot-applied waterproofing kettles and heated materials . Ensure proper setup, operation, and protection of heating equipment, hoses, application equipment, and work areas. Monitor scaffolding, swing stages, lifts, ladders, and other access equipment. Immediately correct unsafe conditions or work practices.
Required Qualifications:
Minimum 5 years of commercial waterproofing and/or concrete restoration experience . Minimum 2-3 years of Foreman, Superintendent, or comparable field leadership experience . Hands-on hot-applied waterproofing experience is strongly preferred and will receive priority consideration. Thorough understanding of hot-applied waterproofing installation, detailing, temperature control, thickness requirements, protection, and testing. Experience with plaza decks, elevated decks, planters, pool decks, parking structures, condominiums, and other occupied commercial structures. Working knowledge of concrete restoration procedures. Ability to read construction drawings, specifications, details, and manufacturer technical data. Ability to manage multiple crews and subcontractors. Strong organizational and communication skills. Ability to identify waterproofing problems before they result in leaks or callbacks. Ability to communicate professionally with clients, engineers, inspectors, consultants, manufacturers, and property management. Valid driver's license and reliable transportation.
