This role is ideal for contractors who are comfortable working independently at residential properties and handling a variety of maintenance tasks, from lawn care and debris removal to minor repairs, securing properties, and general exterior/interior maintenance. The ideal contractor should be dependable, detail-oriented, able to meet work order deadlines, and capable of providing quality workmanship with proper before-and-after documentation. Responsibilities Perform general residential property maintenance services according to assigned work orders. Remove and haul away debris, trash, fallen branches, and other unwanted materials . Perform minor carpentry and general repairs , including doors, trim, siding, fencing, and other property components. Perform basic plumbing, electrical, drywall, flooring, caulking, painting, and fixture repairs when qualified. Complete winterization, weatherization, and property protection services as required. Perform exterior maintenance, including pressure washing, gutter cleaning, shrub trimming, and general cleanup. Assist with property cleanouts, interior cleaning, and removal of damaged or abandoned materials . Identify visible property damage, safety hazards, and maintenance issues and report them promptly. Follow all work order instructions, client specifications, and applicable property maintenance requirements. Take clear before, during, and after photos documenting completed work. Maintain accurate work order notes describing the work performed and any issues encountered. Provide estimates or bids for additional repairs when requested. Maintain a clean and safe work area and properly dispose of materials and debris. Communicate promptly regarding access issues, weather delays, material requirements, or conditions preventing completion. Complete assigned work within the required timeframes and due dates . Contractor Requirements & Skills Previous experience in residential property maintenance, remodeling, construction, or handyman services . Ability to perform multiple types of general maintenance and repair work. Experience using common hand tools and power tools . Knowledge of basic carpentry, drywall, flooring, painting, plumbing, electrical, and exterior maintenance is preferred. Experience with lawn care, debris removal, cleanouts, and property maintenance is highly desirable. Ability to read and understand work orders, instructions, photographs, and basic repair specifications. Strong attention to detail and commitment to quality workmanship. Ability to accurately document completed work with photographs and detailed notes. Reliable transportation and the ability to travel to assigned residential properties. Ability to provide and maintain commonly required tools and equipment. Ability to work independently and complete assignments without constant supervision. Strong communication skills and responsiveness to work order updates. Ability to safely perform physical work, including lifting, carrying, bending, climbing, and working outdoors. Must follow applicable OSHA, local, state, and client safety requirements . Appropriate licenses, insurance, certifications, and permits must be maintained when required for specific work.
