Commercial Construction Project Manager We are seeking an experienced Commercial Construction Project Manager to join our team. We are an established General Contractor with more than 30 years of experience in the commercial construction industry. Our business has been built on the strong relationships we have developed with our clients, subcontractors, and industry partners over the years, and we continue to grow through those relationships. Building and maintaining an excellent relationship with each Project Owner is a critical part of this position. We are looking for someone who understands that successful project management goes beyond budgets and schedules—it requires communication, responsiveness, integrity, and earning the trust of our clients throughout the entire construction process. Duties and Responsibilities Serve as the primary point of contact for the Project Owner and maintain a strong, professional relationship throughout the project. Communicate effectively with Owners, Architects, Subcontractors, field personnel, and internal staff. Manage assigned projects from preconstruction through completion and close-out. Develop and maintain long- and short-term project schedules, establish milestones, monitor lead times, and ensure deadlines are met. Maintain a proactive approach to project management by staying ahead of scheduling, procurement, approvals, potential conflicts, and other issues that could impact the project. Monitor project progress and make timely decisions necessary to keep projects on schedule and within budget. Perform quality control throughout construction to ensure the project meets company standards, contract documents, and client expectations. Manage project budgets, subcontracts, purchase orders, change orders, and other project-related financial responsibilities. Identify potential project issues early and work collaboratively with the Owner, design team, field personnel, and subcontractors to develop solutions. Manage all facets of project close-out, including punch lists, deficiencies, warranties, maintenance and operation manuals, document archiving, and warranty work. Complete project estimates from start to finish, including reviewing plans and specifications, performing takeoffs, sending requests for quotes, reviewing and compiling subcontractor proposals, and preparing estimates. Represent the company professionally and work to develop long-term client relationships that lead to repeat business and referrals. Qualifications Minimum of seven years of commercial construction project management experience. Experience managing commercial construction projects across a diverse range of sectors. Experience with fitness centers is a plus. Ability to successfully manage multiple projects and priorities in a high-volume, fast-paced environment. Valid driver's license and good driving record. In-depth knowledge of commercial construction processes and practices. Strong understanding of estimating concepts, including the ability to verify bids, evaluate market rates, review subcontractor proposals, and prepare and process change orders. Strong understanding of construction contracts and contractual language, with the ability to protect the company's interests while providing excellent service to the client. Working knowledge of applicable construction laws, regulations, and industry practices. Understanding of building codes and design requirements necessary to effectively manage commercial construction projects. Ability to read and thoroughly understand plans, blueprints, specifications, and other construction documents. High standards of professionalism, integrity, and ethical conduct. Strong interpersonal and communication skills with a client-first mindset and the ability to build trusted relationships with Project Owners. Ability to understand client needs, establish realistic expectations, communicate effectively, and follow through on commitments. Strong negotiation, problem-solving, and decision-making skills. Self-starter who can work independently while also functioning effectively as part of a team. Highly organized with the ability to manage processes and priorities to achieve challenging project goals. Strong proficiency in Procore, Microsoft Office, and professional written and email communication.
