In-N-Out Burger is growing! Help us develop and build more restaurants... We have an excellent opportunity for a full-time real estate Development Manager I based in our Baldwin Park, CA • office. The Development Manager is responsible for the entitlement, design coordination, and permitting processes for new ground-up In-N-Out Burger restaurants in various markets. This position is full-time, in-office only - Baldwin Park, CA General Responsibilities The real estate Development Manager will be responsible for all steps in the restaurant development process, starting from the entitlement process , up to permitting and through construction Extensive preparation and knowledge of entitlement submittals Manage the entitlement process and work well with city planners , governmental agency and local jurisdictions requirements Restaurant Operations experience is desirable but not mandatory Project Management, Entitlement Processing, and/or Design experience in Quick Service Restaurant (QSR) with drive-through/Quick Casual Industry is desirable but not mandatory Must be well versed in all phases of real estate project management; including building design, entitlement, permitting The Development Manager I will manage the whole entitlement process, due diligence, permit research, and completion of applications Manage engineers, architects, geotechnical, environmental, survey and various other consultants relative to due diligence, entitlements, and permit procurement Experience serving an Applicant advocate role with city council or city planning commissioners Submitting for and obtaining governmental entitlements like CUPs, DRC approvals, and ultimately all required permits to commence construction Experience with Design and preparation of site plans and building elevations is desirable. Work closely with other development teams including Real Estate Managers (site acquisition team), Legal, and Construction, as well as with 3rd party developers, landlords, architects engineers and municipalities Working on multiple projects concurrently, in varying geographic locations, all of which may be in various stages of the development process Manage various aspects of real estate development from site selection to construction completion Perform project site analysis, site design and pro-forma budget projection for presentation Negotiate development agreements and assist with real estate purchase and lease negotiations Manage project budgets and schedules Coordinate with jurisdictions and various public agencies during design review process and entitlements to obtain desired building design, site design and meet operational standards Work Schedule + Benefits Full-time, Exempt Salary Range is $104,000-$140,000 The above represents the expected pay range for this job requisition. Ultimately, in determining your pay, we will consider your experience and other job-related factors.
Office Hours:
Monday-Friday, 8:00 am-5:00 pm Real Estate office is based in Baldwin Park, California Requires significant field work and travel; will need to report to Baldwin Park, CA office Travel time: 25% of the work time will be spent in the field and on pre-construction sites; will require occasional overnight travel to all seven states where INO operates Excellent Benefits, to include Medical, Dental, Vision, Life Insurance, FSA's, 401(k)/Profit Sharing Plan, Adoption Assistance, Education Reimbursement, Supplemental Health Plans and Pet Insurance Qualifications Five (5) years+ experience with the entitlement process ; Must have a working understanding of governmental entitlement process (required) Strong experience in the stateof California - entitlement and permitting , including processing of EIR's and Mitigated Negative Declarations Bachelor's Degree in Architecture, Civil Engineering or Construction Management (preferred); or a combination of experience and education Ten (10) years' experience in design, or management of design teams, and familiarity with working drawings and construction practices, methods, and materials. Extensive entitlement experience in NorCal/LA markets; strongly preferred QSR Drive-thru experience preferred Experience being an Applicant representative at city hearings Experience working with city Planning Staff and Leaders, Design Review Boards, Planning Commissions, City Councils Must have good knowledge of building codes, Title 24, ADA, basic utilities and green code Must have an understanding of construction, and the relationship between value engineering and construction costs, scheduling and physical elements building Will possess a strong work ethic, excellent organization and communication skills, along with the ability to observe safety guidelines and work both autonomously and in a team-oriented atmosphere ABOUT In-N-Out Burger In-N-Out Burger was founded in 1948 by Harry and Esther Snyder in Baldwin Park, California, and remains privately owned and operated.
