About Us We are a growing Los Angeles-based General B contractor specializing in commercial and industrial construction projects. Our team values accountability, clear communication, jobsite safety, quality work, and profitable project delivery. Position Overview We are seeking an experienced bilingual Construction Project Manager to support one to two active commercial or industrial projects. This is a part-time role designed for an experienced professional who can independently manage project budgets, subcontractors, change orders, procurement, documentation, and client communication. The Project Manager will work directly with the Owner, our COO, and our field Superintendent. Key Responsibilities
  • Review drawings, specifications, estimates, contracts, and project scope.
  • Track project budgets, costs, schedules, material delivery, and potential delays.
  • Source, qualify, and coordinate subcontractors and material vendors.
  • Manage subcontractor documents, insurance certificates, RFIs, submittals, and project records.
  • Prepare, price, submit, and follow up on change orders.
  • Coordinate with the Superintendent on field progress, quality, safety, materials, and schedule.
  • Communicate with clients, architects, engineers, inspectors, subcontractors, and vendors.
  • Support progress billing, collections, closeout documentation, and project profitability. Qualifications
  • 5+ years of Project Manager experience in commercial and/or industrial construction.
  • Proven experience managing project budgets, subcontractors, change orders, procurement, and client communication.
  • Strong ability to read construction drawings, specifications, and scopes of work.
  • Experience with California construction projects; General B contractor experience preferred.
  • Valid driver's license and ability to visit job sites in the Los Angeles area.
  • Strong organization, follow-through, and cost-control skills.
Language Requirement Professional fluency in both English and Mandarin Chinese , spoken and written, is required. The role will communicate with English-speaking clients, subcontractors, vendors, architects, inspectors, and Chinese-speaking company leadership and field teams.
