Onsite (Milpitas, CA / Santa Cruz, CA) Job Overview We are seeking an experienced Construction Superintendent to oversee ground-up construction projects, specifically apartment buildings with podium structures. The Superintendent will be responsible for managing daily onsite operations, coordinating subcontractors, ensuring safety compliance, maintaining project schedules, and delivering high-quality construction outcomes from start to finish. Key Responsibilities Safety & Compliance Conduct daily site safety inspections to ensure compliance with OSHA standards Enforce proper use of PPE and safe work practices among subcontractors Implement and monitor safety programs, including hot work permits Review safety inspection reports and ensure corrective actions are completed Investigate and document incidents, violations, or safety concerns Site Security & Maintenance Maintain a secure and organized jobsite environment Ensure jobsite is locked, monitored, and protected at all times Maintain clean, orderly, and compliant working conditions including SWPPP and BMP requirements Ensure construction trailers, permits, drawings, and documentation are organized and accessible Project Coordination & Scheduling Coordinate subcontractors and vendors to maintain project timeline and workflow Develop and maintain project schedules, including 3-week look-ahead schedules Plan site logistics including staging areas, access points, and deliveries Identify potential conflicts in plans/specifications and proactively provide solutions Prepare and submit RFIs to resolve design or field conflicts Documentation & Reporting Maintain daily logs and construction reports using project management software (Procore) Capture and upload daily jobsite photos to document progress and conditions Prepare weekly progress reports summarizing completed work, upcoming activities, risks, and schedule updates Maintain accurate as-built drawings and red-line markups Quality Control Inspect ongoing and completed work to ensure compliance with plans, codes, and industry standards Ensure subcontractor work meets project specifications and quality expectations Monitor project progress to ensure adherence to schedule and budget Meetings & Communication Lead weekly foreman and coordination meetings Participate in OAC (Owner-Architect-Contractor) and project team meetings Communicate project updates, risks, delays, and issues to the Project Manager Maintain positive relationships with subcontractors, inspectors, consultants, and stakeholders Inspections & Approvals Schedule and coordinate required inspections with local agencies and consultants Ensure subcontractors are prepared for inspections and address corrections promptly Track and document field changes and time & material (T&M) work Project Closeout Prepare and manage punch lists for units, buildings, and project areas Coordinate timely completion of punch list items with subcontractors Verify final corrections and ensure project readiness for handover Leadership & Teamwork Lead by example, demonstrating professionalism, integrity, and accountability Foster a positive and productive jobsite environment Assign tasks, monitor performance, and support team development Maintain strong communication with project team and stakeholders Requirements Strong experience managing ground-up construction projects, preferably podium-style apartment buildings Proven ability to coordinate subcontractors and manage jobsite operations Knowledge of construction safety regulations (OSHA) Experience with scheduling, inspections, RFIs, and project documentation Familiarity with Procore or similar construction management software Strong leadership, problem-solving, and communication skills Ability to manage multiple priorities in a fast-paced environment Additional Requirements Willingness to work onsite daily Ability to maintain organized documentation and project records Strong work ethic, attention to detail, and commitment to quality This role is ideal for a construction professional who thrives in a hands-on environment and can successfully manage field operations, schedules, safety, and subcontractor coordination to deliver projects on time and to high quality standards.
