Job Responsibilities:

Partner closely with the Preconstruction Director to plan and execute preconstruction services across multiple projects Collaborate with the Estimating Department to develop accurate conceptual, schematic, and detailed cost estimates Coordinate with architects, engineers, and consultants to align design intent with budget and constructability Lead value engineering efforts and provide cost-saving recommendations without compromising quality or program goals Facilitate design-phase meetings with internal teams and external stakeholders, including K-12 school districts and community college clients Review drawings and specifications to identify scope gaps, risks, and opportunities Develop and maintain project budgets, cost models, and escalation assumptions Support procurement strategies, bid packaging, and subcontractor outreach during preconstruction Assist in establishing project schedules and phasing plans in collaboration with project teams Communicate clearly with stakeholders to ensure transparency in cost, scope, and schedule decisions

Job Requirements, Qualifications, Characteristics:

Minimum 10 years of experience in architecture, construction, and/or construction management Proven experience in preconstruction, estimating, or design-phase project management Strong understanding of construction methods, materials, and cost drivers Experience working with public sector clients, particularly K-12 school districts and/or community colleges, is highly preferred Ability to interpret drawings, specifications, and technical documents Excellent communication and facilitation skills, with the ability to work across diverse teams and stakeholders Proficiency in estimating software and standard preconstruction tools Bachelor's degree in Architecture, Construction Management, Engineering, or related field (or equivalent experience)
