Commercial Construction Project Manager
JOB SUMMARY
The Commercial Construction Project Manager oversees planning, coordination, and execution of commercial construction projects from start to finish. This role ensures work is completed according to schedule, budget, quality standards, and regulatory requirements. The position manages communication among clients, subcontractors, and internal teams while maintaining accurate project documentation. The Project Manager also monitors site activities, addresses issues as they arise, and supports a safe, well-organized construction environment.
ESSENTIAL JOB FUNCTIONS
Develop and manage comprehensive project plans, schedules, budgets, and pre-construction activities including site evaluations, permitting, constructability reviews, and risk assessments. Coordinate internal teams and third-party contractors to ensure consistent and efficient project execution from inception through completion. Oversee all phases of construction to ensure compliance with project specifications, building codes, regulatory requirements, and company safety standards. Monitor daily project progress, conduct regular site visits, identify challenges, and implement proactive solutions to maintain schedule and quality. Prepare, manage, and track project budgets, forecasts, cost reports, and financial documentation to ensure accountability throughout the project lifecycle. Review and approve change orders, invoices, payment applications, and identify cost-saving opportunities without compromising project performance. Serve as the primary point of contact for clients, architects, engineers, and subcontractors while facilitating meetings, maintaining documentation, and communicating all project updates and changes. Negotiate, administer, and enforce contracts and change orders with subcontractors, vendors, and suppliers while overseeing procurement to ensure timely, cost-effective delivery of materials and equipment. Promote a culture of quality, safety, and continuous improvement by addressing quality-control issues, overseeing inspections, and testing, and ensuring full adherence to safety policies. KNOWLEDGE, SKILLS, AND ABILITIES
Strong knowledge of commercial construction processes, building codes, permitting requirements, and industry best practices. Must be able to read blueprints and construction documents. Demonstrated skill in project planning, scheduling, budgeting, and cost control within fast-paced construction environments. Advanced knowledge of contract administration, including interpreting specifications, negotiating terms, and managing subcontractor performance. Excellent skill in communication, documentation, and stakeholder coordination to ensure clarity, alignment, and timely project updates. Business communication skills required. Proven ability to identify risks, troubleshoot field challenges, develop solutions, and make sound decisions under pressure. Strong ability to lead cross-functional teams, promote a safety-focused culture, and maintain productive relationships with clients, vendors, and subcontractors.
SUPERVISORY RESPONSIBILITIES
This position has no supervisory responsibilities.
WORK ENVIRONMENT AND PHYSICAL DEMANDS
In office and work site environment Must be able to navigate active construction sites and meet physical demands consistent with site supervision. Must be able to lift up to 15 pounds at times
PLANNED BUSINESS TRAVEL
This job requires travel to customer worksites.
EDUCATION AND EXPERIENCE
High School diploma or equivalent is required. Bachelor s degree in construction management, Civil Engineering, Architecture, or a related field preferred. Minimum of 5 years of commercial construction project management experience, demonstrating successful leadership of ground-up, renovation, or tenant-improvement projects.
PMP, CCM, OSHA
30, or LEED accreditation preferred, with other relevant project management or safety credentials considered beneficial. Compensation The base salary for this position starts at $80,000.00 annually. Actual compensation may vary based on factors such as relevant experience, education, and location. This role is eligible to participate in our comprehensive benefits program, which includes medical, dental, vision, 401(k) with company match, paid vacation, and other benefits in accordance with company policy.
