A Residential Construction Manager manages residential construction projects from project planning through completion. Manages project budget and schedule; works closely with architects, engineers, trades workers, and clients; supervises construction on site and manages subcontractors; coordinates permits and regulatory compliance as needed for projects.
We are seeking an experienced, motivated New Home Sales Manager to lead sales efforts for a residential new construction community. This is an opportunity for a proven new-home sales professional who understands the full lifecycle of selling a subdivision—from pre-sales and grand opening through inventory management, buyer conversion, and community sellout.
REQUIRED EXPERIENCE
Candidates must have successfully sold homes in a new construction subdivision/community within the last 5 years. Applicants should have direct, hands-on experience working in an active new home community and understand the unique sales process associated with builder-owned inventory. General residential resale experience alone will not meet the experience requirement for this position. Key Responsibilities Manage on-site sales activity for a new home subdivision Generate, nurture, and convert prospective buyers Conduct model home and community tours Maintain consistent follow-up with leads and prospects Manage CRM/database and maintain accurate prospect records Communicate available homes, floor plans, pricing, upgrades, incentives, and estimated completion timelines Work closely with the builder, marketing team, lenders, escrow, and other project partners Monitor competing new home communities, pricing, incentives, and market activity Provide regular sales, traffic, lead-conversion, and buyer feedback reports Assist with broker outreach, community events, open houses, and other lead-generation activities Maintain model homes and sales environments to a high professional standard Manage buyer expectations and communication from initial inquiry through contract and closing Proactively identify opportunities to increase traffic, improve conversion, and accelerate sales Qualifications Recent new construction subdivision sales experience is required Must have sold another new home subdivision/community within the past 5 years Proven record of successfully converting new home buyers Strong understanding of the new construction sales process Excellent communication, presentation, negotiation, and follow-up skills Highly organized and comfortable managing multiple buyers and transactions simultaneously Self-motivated, proactive, and results-driven Comfortable working weekends and maintaining a schedule consistent with new home sales operations Active California Real Estate License required Familiarity with CRM and lead-management systems preferred Knowledge of the local real estate and new construction market is a plus Competitive compensation based on experience and qualifications.
