Lead Superintendent - Cold Storage ConstructionPosition Summary The Lead Superintendent is responsible for the overall field leadership, coordination, and execution of a $100 million cold storage facility from groundbreaking through final turnover. This position provides onsite leadership for all construction activities, ensuring the project is delivered safely, on schedule, within budget, and to the highest standards of quality. The Lead Superintendent serves as the primary field representative of the General Contractor and works closely with the Project Manager, Owner, Design Team, Trade Partners, and Authorities Having Jurisdiction. The ideal candidate has extensive experience managing large-scale industrial, food processing, distribution, or cold storage projects and possesses a strong understanding of complex building systems, refrigeration infrastructure, insulated building envelopes, and mission-critical construction sequencing. Key ResponsibilitiesProject Leadership Lead all field operations throughout the life of the project. Develop, maintain, and execute the master construction schedule in coordination with the Project Manager. Direct and coordinate all subcontractors, suppliers, inspectors, and field personnel. Conduct daily planning meetings and weekly subcontractor coordination meetings. Ensure work is sequenced efficiently to maximize productivity and minimize conflicts. Maintain continuous communication with project leadership regarding schedule, budget, manpower, and project risks. Safety Management Promote and enforce a zero-incident safety culture. Ensure compliance with OSHA regulations and company safety policies. Conduct daily safety observations and weekly toolbox talks. Coordinate site-specific safety planning with all subcontractors. Investigate incidents and implement corrective actions as necessary. Quality Control Ensure construction complies with contract documents, specifications, and applicable codes. Monitor workmanship and proactively identify quality issues before they impact schedule or cost. Coordinate inspections, testing, and commissioning activities. Oversee punch list completion and final closeout activities. Schedule Management Develop detailed short-interval schedules. Identify critical path activities and proactively resolve schedule constraints. Coordinate material deliveries and long-lead equipment installations. Monitor production rates and adjust manpower as necessary to maintain schedule. Cold Storage Construction Oversight Coordinate installation of insulated metal panels (IMPs), vapor barriers, roofing systems, and thermal building envelope components. Oversee structural steel, concrete, dock equipment, refrigeration systems, freezer slabs, and specialty mechanical systems. Coordinate complex MEP trades to support refrigeration equipment, ammonia or CO₂ systems (where applicable), electrical infrastructure, and automation systems. Ensure proper sequencing of refrigerated spaces to maintain building integrity and energy performance. Support commissioning of refrigeration systems and building controls. Team Leadership Supervise Assistant Superintendents, Field Engineers, Foremen, and field staff. Mentor project team members and promote professional development. Foster a collaborative, accountable, and high-performance jobsite culture. Evaluate subcontractor performance and address deficiencies promptly. Owner & Client Relations Serve as the primary onsite contact for the Owner and project stakeholders. Participate in owner meetings, progress walks, and design coordination sessions. Maintain positive working relationships while protecting the interests of the company. Provide timely communication regarding project progress and field issues. Documentation Maintain accurate daily reports, manpower logs, weather records, and site documentation. Review and coordinate Requests for Information (RFIs), submittals, and field directives. Document delays, changes, and potential claims. Verify completed work for monthly pay applications. Required Qualifications Bachelor's degree in Construction Management, Engineering, or related field preferred; equivalent field experience considered. 10-15+ years of commercial construction experience. Minimum 5 years as Lead Superintendent on projects exceeding $50 million. Experience managing industrial, cold storage, distribution, manufacturing, or food processing facilities. Demonstrated success delivering large, technically complex projects. Thorough knowledge of structural, civil, architectural, mechanical, electrical, and plumbing systems. Strong understanding of CPM scheduling and construction sequencing. OSHA 30 certification required (OSHA 510/500 preferred). Proficiency with Procore, Microsoft Project, Primavera P6, Bluebeam, and Microsoft Office. Preferred Experience Large refrigerated warehouse or cold storage construction. Insulated Metal Panel (IMP) installation. Refrigeration systems (ammonia and/or CO₂). Food-grade construction requirements. Automated storage and retrieval systems (ASRS). LEED or sustainable construction practices. Commissioning and startup of industrial facilities.
