Oak Forest - Onsite Lordon Coordinator "A part‑time on‑site coordinator to manage vendors, oversee field conditions, support maintenance and infrastructure projects, document utilities and repairs, assist with emergency readiness, maintain records, and provide weekly reporting to the Board and management." 3 days a week in the office here at Oak Forest and on premises - Duties 1. Vendor & Project Coordination Meet vendors on site, walk problem areas, and document conditions. Coordinate bids for water, electrical, gas, drainage, landscaping, paving, and general maintenance. Ensure vendors understand site conditions, access points, and safety requirements. Track vendor performance, timelines, deliverables, and follow‑through. Support long‑term infrastructure projects (CPUC conversion, drainage, fire readiness, road planning). Assist with bid packages and gather technical information for Board review. 2. Site Management & Field Documentation Conduct regular inspections of common‑area utilities, gates, roads, drainage, and clubhouse systems. Photograph and log issues, repairs, and field discoveries. Maintain maps of shutoffs, transformers, access points, and known problem areas. Verify completion of work orders and report deficiencies. Provide access to common‑area utilities for homeowner contractors when needed. Remind homeowners/contractors of safe‑digging requirements due to aging infrastructure. 3. Board, Management & Emergency Support Provide weekly written updates summarizing vendor activity, site inspections, risks, and decisions needed.
Maintain HOA records:
maps, vendor contacts, repair history, notices, and protocols. Assist with emergency readiness tasks (communication testing, radios, signage, proof‑of‑notice logs). Help management with on‑site tasks they cannot perform remotely. Serve as the "eyes and ears" of the community for maintenance and infrastructure issues. Direct homeowners to management for formal requests, approvals, or violations. Job Type:
