Job Description
Summary The Assistant Construction Manager provides administrative and project support for capital improvement initiatives outlined in acquisition proformas. They serve as a central point of coordination for multiple capital projects including but not limited to clubhouse renovations, landscaping enhancements, exterior painting, apartment unit upgrades, and common area or amenity improvements. The Assistant Construction Manager supports project execution by coordinating information, tracking timelines, assisting with vendor management, and performing quality control audits. They support job site safety efforts, manage RFIs and submittals, track punch lists and warranties, and assist with unit renovation standards and completion. Principal Duties and Responsibilities Track timelines, deliverables, and requirements for multiple concurrent construction projects Serve as a central hub for project information, including data collection, feedback, timelines, and task tracking Support the Senior Construction Manager (SCM) in developing project scopes, bid documents, vendor procurement, and contract administration Manage routine project communications to support efficient and effective project execution Compile project information and metrics to support dashboards and status reports for the SCM Assist with acquisition-related due diligence activities as needed Oversee and coordinate contractors involved in capital improvement projects, supporting timelines and completions Support the SCM with review and approval of progress payments and final project sign-offs Communicate and coordinate with Service Managers and Community Managers as required Conduct regular inspections of work performed to ensure quality and compliance with standards Price floorplans and create renovation menus for use by renovation technicians, site teams, and vendors Assist in establishing renovation standards, scopes of work, and pricing for unit renovation vendors Prepare and track scopes of work and bid requests using bid tracking tools Review construction methods and approaches to support cost-effective execution while maintaining company standards Provides support to the SCM in the oversight of Construction Associate(s). Preferred Education and Experience Bachelor's degree from a four-year college or university 7-10 years of construction management experience, or an equivalent combination of education and experience Demonstrated ability to support capital expenditure (CAPEX) project planning and execution Strong ability to prioritize tasks, manage time effectively, and work independently with direction Ability to work collaboratively and use positive interpersonal skills to support teams and vendors Ability to adapt to changing priorities and address issues in a fast-paced environment Working knowledge of general construction practices, permitting, and zoning requirements Strong planning, organizational, and attention-to-detail skills Effective verbal, written, and listening communication skills Strong analytical skills and comfort working with project-related data Bilingual skills are a plus Demonstrated commitment to valuing diversity and contributing to an inclusive work environment Computer Skills Microsoft Office Suite (Excel, Word, Outlook, Project): Advanced—project tracking, reporting, schedules, and documentation
