Building Superintendent (Industrial & Facilities Construction)

$130,000-$160,000 (DOE) + Excellent Benefits & Bonus Program About Waters Construction Waters Construction is seeking an experienced Building Superintendent to join our team. This role is ideal for a construction professional with a strong background in industrial, manufacturing, energy, mission-critical, institutional, or large commercial facilities projects. The successful candidate will provide field leadership on complex building projects while coordinating multiple trades, subcontractors, and project stakeholders. Particular emphasis is placed on HVAC, electrical, controls, and building systems coordination to ensure projects are delivered safely, efficiently, and to the highest quality standards. Position Summary The Building Superintendent is responsible for planning, coordinating, and supervising all on-site construction activities to ensure projects are completed safely, on schedule, within budget, and in accordance with contract documents, quality standards, and company policies. Working closely with Project Office Staff, the Superintendent serves as the primary field leader and coordinates subcontractors, suppliers, inspectors, and project stakeholders throughout the construction process. Key Responsibilities Site Management & Coordination Manage daily construction operations and field activities. Coordinate and supervise subcontractors, vendors, and suppliers. Assist and maintain project schedules, including short-term look-ahead schedules. Develop project workplans in conjunction with project staff and subcontractors. Monitor project progress and implement corrective actions as needed. Conduct daily site walks to verify productivity, quality, and safety compliance. Lead subcontractor coordination meetings. Maintain daily records of work progress, contractor manpower, and site activities. Coordinate material deliveries, equipment utilization, and site logistics. Safety Management Enforce company safety policies and OSHA regulations. Conduct safety inspections and toolbox talks; maintain required safety documentation, including subcontractor JHAs and training records. Coordinate between Waters, MNR, CTDOT, and Subcontractor safety officers Identify and mitigate jobsite hazards. Investigate and document accidents, incidents, and near misses. Verify that all personnel maintain required certifications and safety training. Quality Control Ensure work complies with project plans, specifications, applicable codes, and quality standards in coordination with the Waters QC team. Coordinate testing, inspections, and commissioning activities. Identify deficiencies and oversee corrective actions. Maintain high standards of workmanship throughout the project. Schedule & Productivity Monitor subcontractor manpower, productivity, and schedule performance. Identify potential schedule impacts and recommend solutions. Ensure project milestones and completion dates are achieved. Project Documentation Maintain daily reports documenting weather, manpower, activities, and delays. Track field changes, RFIs, time and material changes and other project correspondence. Maintain accurate as-built documentation. Coordinate permit inspections and regulatory compliance requirements. Assist with punch list development, project closeout, and turnover. Client & Stakeholder Relations Serve as the primary on-site company representative. Maintain credibility and establish professional relationships with owners, architects, engineers, inspectors, and other stakeholders. Communicate project status, issues, and solutions effectively. Address client concerns promptly and professionally. Qualifications Education High school diploma or GED required. Associate's or Bachelor's degree in Construction Management, Engineering, or a related field preferred. Experience Minimum 5 years of commercial, institutional, or industrial construction experience. State and federal project experience preferred. Minimum 3 years in a supervisory, foreman, or superintendent role preferred. Experience managing multiple trades and subcontractors. Experience with both ground-up and renovation projects preferred. Ability to oversee multiple projects simultaneously. Knowledge, Skills & Abilities Thorough understanding of construction methods, materials, and building systems. Strong knowledge of OSHA regulations and construction safety practices. Ability to read and interpret drawings, specifications, and contract documents. Ability to mentor and guide up and coming Waters employees Strong leadership, organizational, and problem-solving skills. Effective verbal and written communication skills. Proficiency in construction management software, scheduling tools, and Microsoft Office Suite. Preferred Certifications OSHA 30-Hour Construction Certification First Aid/CPR Certification
HAZWOPER
40-Hour Certification LEED Accreditation (when applicable) Physical Requirements Ability to work outdoors in varying weather conditions. Ability to walk, climb ladders, and navigate active construction sites. Ability to stand and walk for extended periods. Ability to occasionally lift up to 50 pounds. Compensation Salary Range:
$130,000 - $160,000 (DOE)
