Farmington, Connecticut Job Description We are seeking an experienced Preconstruction Manager to join a well-established and highly respected General Contractor partnered with ROI. This individual will play a critical role in the pursuit, planning, and successful execution of commercial construction projects by leading preconstruction efforts from initial client engagement through project turnover to operations. The ideal candidate will have a strong background in estimating, budgeting, constructability reviews, and client relationship management. This position offers the opportunity to work on a diverse portfolio of projects while collaborating with owners, architects, engineers, subcontractors, and internal project teams to ensure projects are positioned for success before construction begins.
Responsibilities:
Lead preconstruction activities for negotiated, design-build, and other alternative delivery projects
Manage project budgets, conceptual estimates, value engineering exercises, and cost analyses throughout the design process
Develop and maintain strong relationships with clients, design teams, consultants, and project stakeholders
Serve as the primary point of contact during the preconstruction phase and facilitate a seamless transition to construction operations
Review evolving project designs to identify cost, schedule, constructability, and scope impacts
Monitor market trends, subcontractor pricing, labor conditions, and material costs to maintain accurate project budgets
Collaborate with operations teams to develop bidding strategies and trade package scopes
Coordinate subcontractor outreach, bid solicitation, and bid evaluation activities
Prepare conceptual estimates, detailed budgets, qualifications, exclusions, and scope narratives
Support proposal development, presentations, interviews, and client pursuit efforts
Develop preliminary project schedules, logistics plans, and phasing strategies
Facilitate design coordination meetings and assist in resolving design and budget challenges
Prepare turnover documentation and lead project handoff meetings with construction teams
Mentor and support junior preconstruction, estimating, and project staff as needed
Participate in strategic planning efforts to help secure future project opportunities
Qualifications:
Bachelor's degree in Construction Management, Civil Engineering, Architecture, Engineering, or a related field
10+ years of experience in preconstruction, estimating, project management, or related commercial construction roles
Strong understanding of construction means and methods, scheduling, budgeting, and project delivery processes
Experience managing preconstruction services on commercial, institutional, healthcare, education, industrial, or mixed-use projects
Proven ability to prepare conceptual and detailed estimates across multiple project types
Strong communication and presentation skills with the ability to interact effectively with clients and project teams
Experience reviewing construction documents and identifying design, scope, and constructability concerns
Proficiency with Microsoft Excel, Word, and Project
Experience with Bluebeam, Auto
CAD, BIM
platforms, or estimating software is highly preferred
Ability to manage multiple projects and priorities in a fast-paced environment
Strong leadership, organizational, and problem-solving skills
Pay Range:
