This role requires an active leader who can bridge the gap between pre-construction planning and field execution. Your primary focus will be managing the architect bidding processes, navigating local municipal permit approvals, and orchestrating the day-to-day schedule of on-site renovations (including unit turns, structural remediation, and major amenity upgrades). Key ResponsibilitiesPre-Construction & Design Management Coordinate the request for proposal (RFP) process for architects, structural engineers, and design consultants. Evaluate bidding packages, negotiate scopes of work, and ensure architectural designs align with value-add investment plans. Drive value-engineering initiatives with architects to maximize property functionality while controlling costs. Permitting & Municipal Approvals Own the entire building permit lifecycle with local South Florida building departments. Submit, track, and clear comments for structural, MEP, environmental, and zoning permits to prevent project delays. Maintain strong professional relationships with city officials, inspectors, and code enforcement teams. Construction Lifecycle & Schedule Management Build, maintain, and enforce detailed master construction schedules to ensure accelerated, high-quality project completions. Direct and monitor trade subcontractors, third-party vendors, and in-house labor forces. Lead daily or weekly site meetings to resolve field conflicts, manage change orders, and keep projects on schedule. Oversee diverse project scopes including exterior concrete restoration, roofing mitigation, full interior unit renovations, and common area amenity overhauls. Financial Tracking & Quality Control Monitor project budgets, approve subcontractor draw requests, and manage budget variances. Ensure all construction matches corporate standards for long-lasting, high-quality finishes. Implement and enforce job site safety policies and OSHA compliance.
Qualifications & Experience Experience:
Minimum 5-7 years of construction management experience, specifically focused on multifamily renovations, value-add repositioning, or wood-frame/concrete residential redevelopments.
Education:
Bachelor's degree in Construction Management, Civil Engineering, Architecture, or a related field preferred (or equivalent field-verified experience).
Technical Skills:
Proficiency with construction project management software and standard Excel spreadsheet modeling.
Local Knowledge:
Proven track record navigating municipal building permits and building codes
