• Full-time Position Overview We are seeking an experienced Construction Manager to oversee renovation, maintenance, and turnover projects across a portfolio of approximately 500 residential rental units consisting of single-family homes and multifamily properties throughout Pasco, Polk and Hernando Counties.

This position will manage the daily operations of our in-house construction and maintenance team, coordinate repairs and renovation projects, estimate labor and materials, order supplies, and ensure all work is completed on schedule and to company quality standards. The ideal candidate has strong experience in residential construction, property maintenance, and project coordination, and is comfortable managing multiple projects and crews simultaneously. Key Responsibilities Project Scheduling & Coordination Coordinate and schedule unit turns, renovations, repair and maintenance projects across the rental portfolio. Prioritize projects to minimize vacancy time between tenants. Develop scopes of work and timelines for projects. Ensure work is completed efficiently and according to schedule Construction Oversight Manage daily operations of the in-house construction and maintenance team Oversee renovations, repairs, and property improvement projects Ensure work meets company standards, safety practices, and applicable building codes Perform site visits and inspections to monitor progress Materials Procurement & Inventory Identify and request materials required for repairs, maintenance, and construction . Coordinate with vendors and suppliers to ensure accurate and timely delivery. Track material usage and assist with maintaining construction inventory levels . Work with leadership to maintain standard materials and finishes for properties. Quality Control Conduct property inspections and final walkthroughs after repairs and renovations. Ensure work meets company standards before units are returned to service. Address and correct deficiencies in workmanship. Contractor & Vendor Coordination Work with subcontractors and specialty trades when needed Coordinate scheduling of outside contractors for specialty work Maintain relationships with suppliers and vendors Communication & Reporting Provide regular updates to management regarding project status, maintenance backlog, and unit readiness . Coordinate with the property management regarding turnover and repair needs. Maintain organized records of work orders, projects, and material orders. Qualifications 10+ years of experience in residential construction, maintenance, or renovation management. Experience managing construction crews . Strong knowledge of Florida Building Codes . Strong knowledge of residential repair and renovation processes . Ability to estimate labor hours, materials, and project timelines . Strong organizational and project management skills. Experience working with multiple properties or property management operations preferred . Familiarity with material procurement and vendor coordination . Valid driver's license and ability to travel between properties.
