Job Description
Hulbert Homes Palm Coast Semi-Custom Residential Superintendent
OBJECTIVE
To manage and oversee the construction of homes, while ensuring quality standards and homeowner satisfaction goals are met within budget. Collaborating with the Project Manager to complete the construction of homes by following plans and specifications, staying on schedule, and maintaining effective management of subcontractors and suppliers.. Construction experience preferred but not required.REPORTS TO
: Director of Palm CoastRESPONSIBILITIES
Be prepared for the Pre-Construction Meeting with the owners, sales agent, project manager, and Decorator. Develop a thorough understanding of the plans, specifications, and schedule of each assigned project. Manage the maintenance of site conditions and site organization also includes site drainage. Provide information, assistance, and direction in the scheduling of all contractors for each home. Assist in the continual training and orientation of contractors and suppliers regarding company specific methods of construction and quality standards Use Co-Construct for communication and documentation of all Owner correspondence. Weekly update minimum (two is preferred). A picture once weekly Maintain a clean and organized job site at all times. Walk around entire exterior of every house you visit, note incomplete items, mistakes, improper storage of materials, trash Walk through every room of every house on Friday, note incomplete items, mistakes, improper storage of materials, trash Upon observing items requiring attention, take specific, timely action to deal with the noted items within 2 business days Use and update Co-Construct calendars daily to ensure jobs are properly scheduled two-three weeks in advance. Areas requiring critical dimensions will be identified and communicated prior to commencement of related work with the Project Manager. The customer will never be viewed as an adversary. All customer criticism will be documented and discussed with the Project Manager and Director of Palm Coast Operations ASAP. Maintain good current understanding of applicable building codes, zoning ordinances, OSHA requirements, and other legal restrictions. Maintain good current understanding of basic surveying principles and practices. Request and follow up on the foundation and final surveys Assist the Warranty Manager on warranty service and customer complaints. A continuing effort will be made to increase knowledge and understanding of construction materials, techniques, and methods. All responsibilities will be approached with creativity, enthusiasm, a desire to improve, and a commitment to enhance the customers experience. Maintain control of all water usage(sprinkler/timer water management). Process Proposals in a timely manner, checking for alignment with specs and plans Process Invoices in a timely manner, checking the queue at least once each day In addition to the salary and benefits listed, Hulbert Homes offers quarterly performance bonuses.
