Job Description
Superintendent - Luxury HomesPosition OverviewWe are seeking a hands-on Superintendent for luxury and custom home construction to lead on-site delivery of high-end residential projects. The Superintendent will be responsible for day-to-day field operations, coordinating subcontractors and trades, maintaining strict quality and safety standards, meeting schedule and budget targets, and ensuring an exceptional client experience through close collaboration with owners, architects, and designers.
Key ResponsibilitiesOversee daily on-site construction activities for luxury and custom homes, ensuring work proceeds according to plans, specifications, and schedule.
Coordinate, schedule, and supervise subcontractors, trades, and in-house crews to meet milestone dates and achieve superior craftsmanship.
Interpret architectural and structural drawings, specifications, and subcontract scopes; clarify design intent with architects and designers as needed.
Implement and enforce quality control processes for high-end finishes and custom details; perform regular inspections and create punch lists.
Manage project schedule, anticipate constraints, and adjust sequencing to avoid delays while maintaining quality.
Monitor project budgets, track costs and change orders, and collaborate with project management to control expenses and value engineer where appropriate.
Ensure strict adherence to safety regulations and company safety programs (OSHA standards); conduct toolbox talks and maintain a safe jobsite culture.
Maintain clear, professional communication with clients, architects, designers, and the internal project team; provide weekly progress reports and site documentation.
Oversee procurement and staging of materials, verify deliveries, and ensure proper storage and protection of high-end finishes and fixtures.
Manage subcontractor performance, enforce contract requirements, and resolve on-site disputes quickly and professionally.
Document daily reports, RFIs, submittals, inspections, and maintain accurate project records and schedules.
Coach and mentor field staff and junior superintendents to develop skills aligned with luxury construction standards.
Qualifications7+ years of residential construction experience with a minimum of 3 years in a Superintendent or Construction Manager role on luxury or custom homes.
Demonstrated expertise in high-end finishes, custom millwork, stonework, complex systems, and attention to detail required for luxury residential projects.
Strong ability to read and interpret architectural/structural drawings, specifications, and shop drawings.
Proven track record managing schedules, budgets, change orders, and subcontractor performance on premium residential projects.
Excellent leadership, communication, and client-facing skills with a service-oriented mindset.
Proficiency with construction management and scheduling software (e.g., Procore, Buildertrend, MS Project) and strong documentation practices.
Working knowledge of building codes, permitting processes, and OSHA safety standards; OSHA 30 certification preferred.
Problem-solving mindset with the ability to anticipate issues and implement corrective actions on-site.
Valid driver's license and reliable transportation; willingness to travel between job sites as required.
Degree or certificate in Construction Management, Civil Engineering, or related field preferred; relevant trade background also acceptable.
