Luxury Residential Superintendent

Residential SuperintendentPosition OverviewWe are seeking an experienced Residential Superintendent to lead high-end residential construction projects from ground-up through closeout. Projects will include $10M plus condos in the 10K sq ft range up to $20M plus houses in the 20K sq. ft. range. The Superintendent will manage on-site operations, coordinate subcontractors and trades, enforce quality and safety standards, maintain schedule and budget adherence, and act as the primary on-site contact for clients and project stakeholders. The ideal candidate has strong experience in residential construction and a track record delivering luxury, single-home or custom projects.

Key ResponsibilitiesOversee daily on-site construction activities for high-end residential projects, ensuring work proceeds safely, on schedule, and to specified quality standards.

Coordinate, schedule, and supervise subcontractors, trades and on-site crews; enforce contract scope and workmanship expectations.

Read and interpret plans, specifications and project documents; ensure work aligns with design intent and construction drawings.

Implement and monitor quality control processes, conduct regular inspections, and manage punch lists and remedial work to achieve premium finishes.

Manage project schedule, track milestones, update timelines, and take corrective action to minimize delays.

Maintain daily reports, site logs, progress photos, change order documentation and communication records.

Serve as the primary on-site client/stakeholder liaisoncommunicate progress, address concerns, and manage expectations professionally.

Enforce jobsite safety policies and regulatory requirements; coordinate inspections and ensure compliance with local codes and permitting.

Control site logistics including materials coordination, deliveries, storage, and protection of finished surfaces and neighboring properties.

Help manage budget performance by monitoring labor and material usage, identifying cost impacts, and escalating budget issues promptly.

QualificationsProven experience as a Superintendent or similar on residential projects, with significant exposure to high-end or luxury residential construction.

Strong knowledge of residential construction methods, sequencing, and detailing for single-family and custom homes.

Demonstrated ability to read and interpret construction drawings, specifications and schedules.

Excellent leadership skills with experience supervising subcontractors and on-site crews; strong communication and client-facing skills.

Proven track record managing schedules, quality control, and site safety programs.

Practical experience with ground-up construction processes; familiarity with foundations and roofing scopes is highly desirable.

Experience with luxury home construction and custom finishes preferred.

Working knowledge of local building codes, permitting processes and inspection protocols.

Valid drivers license and reliable transportation; ability to travel to multiple sites as required.

OSHA 10 (or 30) certification, construction management degree or related credential is a plus.
