With a strong pipeline of luxury residential builds, we are seeking an experienced Residential Construction Project Manager to join our dynamic and detail-driven team. About the Role The Project Manager will oversee the full lifecycle of custom luxury residential construction projects, ensuring each home is delivered on time, within budget, and to the highest standards of quality and craftsmanship. This individual will manage both field and administrative responsibilities while serving as the primary point of contact for homeowners, architects, designers, subcontractors, and internal stakeholders.
Key Responsibilities Project Oversight:
Manage the planning, scheduling, budgeting, and execution of ground-up custom luxury homes from pre-construction through final turnover and punch-out. Budget & Cost Control:
Track job costs, manage allowances and selections, prepare financial forecasts, and ensure projects remain within budget while maintaining high-end quality standards. Scheduling:
Develop and maintain detailed project schedules, coordinating long lead-time materials (millwork, custom finishes, fixtures) to ensure timely delivery. Subcontractor & Vendor Management:
Conduct scope reviews, manage buyout processes, negotiate subcontractor agreements, and coordinate high-end trades throughout all phases of construction. Client & Design Coordination:
Serve as the primary liaison for homeowners, architects, and interior designers, ensuring seamless communication and execution of design intent. Reporting & Documentation:
Maintain RFIs, submittals, change orders, and project documentation, ensuring accuracy and transparency throughout the build process. Change Management:
Manage client-driven changes, track cost impacts, and ensure all selections, upgrades, and revisions are properly documented and executed. Quality Control:
Ensure all work meets l uxury residential standards, with close attention to detail across finishes, craftsmanship, and final presentation. Risk & Safety:
Maintain a safe jobsite, enforce safety protocols, and proactively identify and mitigate project risks. Qualifications Bachelor's degree in Construction Management, Engineering, or related field preferred (equivalent experience considered) Minimum of 5+ years of project management experience in residential construction required Proven experience managing ground-up custom luxury homes required Strong understanding of high-end residential construction means, methods, and sequencing Experience working with architects, designers, and discerning homeowners on custom builds Proficiency with project management software such as Procore (preferred), Buildertrend, CoConstruct, MS Project, or similar Required Skills Exceptional attention to detail, especially in high-end finishes and custom home construction Strong communication and client-facing skills, with the ability to manage expectations of high-net-worth homeowners Ability to manage multiple custom home projects simultaneously Strong leadership and problem-solving skills in a fast-paced, detail-driven environment Deep understanding of custom home building processes, from site work through final finishes Compensation & Benefits Salary Range:
