Luxury Custom Home Superintendent - Florida Keys ( Islamorada) Relocation expenses and a furnished apartment for the duration of the approximately 10- to 14-month project will be provided. Landmark Custom Homes is seeking an experienced Construction Superintendent to lead a unique, three-story, full-gut luxury residential remodel in Islamorada, Florida. This is a rare opportunity to manage an exceptionally detailed project in the Florida Keys while joining one of South Florida's premier custom-home-building teams. This is a permanent, long-term position—not a project-based role. Upon completion of the Islamorada project, the Superintendent will continue working with Landmark Custom Homes on luxury residential projects throughout Miami-Dade, Broward, and Palm Beach counties. The Role The Superintendent will be responsible for the daily management and execution of all construction activities at the project site. The ideal candidate is highly organized, detail-oriented, proactive, and capable of leading demanding projects where craftsmanship, accountability, and communication are essential. This individual must be comfortable coordinating multiple trades, solving complex field conditions, maintaining an aggressive construction schedule, and ensuring that every aspect of the project meets Landmark's standards. Responsibilities Manage and supervise all phases of the three-story, full-gut residential remodel from mobilization through final completion. Maintain a consistent, hands-on presence at the project site. Coordinate subcontractors, vendors, suppliers, inspectors, and direct labor. Develop, maintain, and update detailed construction schedules. Plan upcoming work and confirm that labor, materials, approvals, and information are available before each phase begins. Review and interpret architectural, structural, mechanical, electrical, plumbing, and interior-design documents. Identify conflicts, missing information, and constructability concerns before they affect the schedule or finished work. Coordinate closely with architects, engineers, interior designers, project managers, and ownership. Conduct regular site inspections to monitor workmanship, quality, safety, cleanliness, and progress. Enforce Landmark's quality-control standards throughout every phase of construction. Verify that subcontractor work complies with approved plans, specifications, building codes, and manufacturer requirements. Manage inspections and coordinate with local building officials and other authorities having jurisdiction. Maintain complete daily reports, progress photographs, inspection records, and project documentation. Track RFIs, submittals, selections, change orders, and outstanding field decisions. Lead subcontractor meetings and clearly communicate responsibilities, deadlines, and expectations. Proactively resolve field issues and prevent problems from affecting the project schedule. Create and manage punch lists through final completion. Maintain a clean, organized, professional, and safe job site. Ensure all OSHA requirements and company safety procedures are followed. Qualifications Minimum of four years of experience as a Superintendent managing high-end custom homes or luxury residential renovations. Proven experience overseeing complex, highly detailed construction projects from start to finish. Strong knowledge of residential construction methods, sequencing, building systems, and finish details. Experience with structural renovations and existing-condition challenges is strongly preferred. Ability to read and interpret detailed construction drawings, specifications, and technical documents. Strong scheduling, planning, organization, and problem-solving skills. Ability to hold subcontractors accountable while maintaining productive working relationships. Excellent verbal and written communication skills. Strong attention to detail and commitment to exceptional craftsmanship. Comfortable using construction-management software, digital plans, email, and mobile reporting tools. Knowledge of the Florida Building Code, hurricane-related construction requirements, and South Florida permitting is preferred. Valid driver's license and reliable transportation. Ability to work full-time in Islamorada for the duration of the project. What We Offer Relocation expenses covered by Landmark Custom Homes.
