This position is responsible for:
- Thoroughly reviewing and understanding all the blueprints and structural drawings including making notes and highlighting areas of focus to ensure the project is built seamlessly, error free and to the exact owner expectations.
- Ensure permits are obtained and posted prior to the commencement of work.
- Facilitating meetings with all subcontractors to review in-detail the blueprints, applicable structural drawings and their scope of work prior to them starting.
- Scheduling and coordinating subcontractors, consultants, inspectors and vendors to complete the project on time.
- Supervising and monitoring all construction activities on the jobsite; resolving day-to-day problems; inspecting all the materials received and used; and proactively ensure work is performed according to the plans and specifications.
- Organizing meetings with the appropriate parties to resolve conflicts, strategize and gain agreement before moving forward.
- Performing inspections or scheduling inspectors to meet the varying safety and compliance regulations in each job location.
- Proactively anticipating potential challenges and viable solutions including the sequencing and scheduling of future or alternative activities to ensure we meet the stated deadlines.
- Utilizing Procore's functionality including, completing the Daily Log and using Procore to establish meetings, enter notes, creating tasks, documenting critical data, following up unresolved issues and taking and attaching relevant pictures for both the KPS Project Manager and Project Coordinator to include in the weekly report to the owners and/or their construction groups.
- Communicating daily with the assigned Project Manager to ensure all project milestones are being met within the stated deadlines and quality; addressing issues and challenges including determining and implementing viable solution(s). Position Requirements
- An associate or bachelor's degree in construction management with 7 years in a construction superintendent role or a HS/GED with 10 years of experience in a construction superintendent role. QSR experience preferred.
- At least 7
- 10 years of demonstrated experience and success in all aspects of ground-builds, renovations, tenant finish or tenant improvement.
- Demonstrated leadership with professionalism with the ability to hold yourself and others accountable in a professional manner.
- If required, have the ability to travel and work at the project location with the opportunity to travel back home every 3-4 weeks.
- Ability to plan 1-3 week "lookaheads", contacting and scheduling subcontractors and executing critical tasks needing to be completed in that time period.
- Must be present on the job site while any subcontractor is working.
- Ability to understand blueprints, drawings, technical documents, safety regulations, building codes, procedure manuals and the sequencing of building construction events from the beginning of the project to completion.
- Meticulous attention to detail to identify non-compliance with blueprints and structural drawings, regulations or standards and the ability to suggest solutions for deficiencies or problems.
- Ability to analyze problems and make sound business decisions in a timely manner based on objectives, risk, implications, and costs. Know when to contact the Director of Construction and/or General Superintendent for assistance and advice.
- Must convey a professional, positive, courteous, and friendly brand image when interacting with owners/clients, subcontractors, inspectors, vendors and KPS staff.
- Ability to develop long-lasting relationships with clients/owners, subcontractors, inspectors, and vendors and be able to manage conflict by using active listening skills and offering creative solutions.
- Must have an energetic, enthusiastic, collaborative, and "can do" attitude.
- Must be a team player and flexible as needs change quickly in a growing business.
- Excellent written and verbal communication skills including the use of proper English and grammar. (Fluent in Spanish is a plus.)
- Experience in Procore and Microsoft Office programs (Excel, WORD, and Teams) is highly preferred.
- This position requires the physical ability to be on the job site daily, frequently walk the job site, climb on roofs and work in various areas of the country, climates, terrain and construction settings which requires physical mobility, dexterity and potentially some physical labor.
- Competitive salary depends on experience. (Position is full-time.)
