A Residential Construction Project Manager supervises residential construction projects from beginning to end, ensuring that projects are completed within time and budgetary constraints. Controls the time, cost and quality of projects. Plans and coordinates all aspects of the construction process, including hiring contractors and working with engineers, architects and vendors. About the Role We are hiring a highly hands-on Head of Construction & Development to oversee construction across Ember Capital Group and our broader real estate portfolio. This is not a desk-only management position . We need someone who can manage budgets, subcontractors, schedules, materials, permitting, quality control, and multiple active projects — while still being willing to jump into the field and solve problems personally when needed. We are looking for a builder/operator who takes ownership of the outcome. If a project falls behind on a Friday afternoon, we want someone who figures out how to get it back on track instead of waiting until Monday to schedule another meeting. The right person will be a combination of: Builder + Construction Manager + Field Operator What You'll Own Residential Renovations & Flips Walk properties and build detailed scopes of work Create accurate renovation budgets and timelines Estimate labor and material costs Bid work to subcontractors Negotiate pricing Hire, manage, and replace subcontractors Build and maintain a strong subcontractor network Source and purchase materials Coordinate deliveries Conduct frequent job-site visits Manage construction schedules Maintain quality-control standards Manage change orders Coordinate permits and inspections Track project costs Manage punch lists and final completion Complete projects on time and on budget You should be comfortable managing approximately 3-6 active projects at the same time . Ground-Up Construction We are also expanding into ground-up residential construction. Initially, this will consist primarily of scattered-lot single-family homes, with the potential to expand into larger developments over time.

Commercial & Portfolio Projects This role will also oversee construction and capital-improvement work across company- and owner-held properties.

Hands-On Field Operations You should know how to manage subcontractors and crews, but you should not be dependent on them for every small issue.

Picking up materials or supplies Meeting temporary labor or small crews Handling urgent job-site problems Visiting suppliers Troubleshooting construction issues Personally checking workmanship Making quick field decisions Occasionally working outside normal business hours when a project genuinely requires it Budget & Profitability You will be responsible for protecting project profitability. You will work closely with our finance and operations teams to manage: Project budgets Actual vs. estimated costs Labor costs Material costs Subcontractor pricing Change orders Draw requests Final project costs Project-level profitability Finishing a project is not enough.
