The Residential Construction Superintendent is responsible for coordinating and overseeing the day-to-day construction of residential homes from start through completion. This position manages jobsite activities, trade partners, construction schedules, quality standards, safety practices, and project communication to ensure each home is completed on time, within budget, and in accordance with approved plans and specifications. The ideal candidate is an organized and driven construction professional who demonstrates strong leadership, sound judgment, attention to detail, and a commitment to providing an exceptional homeowner experience. This position reports directly to the Field Manager. Primary Responsibilities Coordinate and supervise all residential construction activities from project start through completion. Manage subcontractors, vendors, and field personnel to maintain project schedules and quality standards. Ensure homes are constructed in accordance with approved plans, specifications, building codes, and company requirements. Develop, maintain, and monitor construction schedules for multiple projects. Proactively identify and resolve scheduling, quality, material, and jobsite issues. Monitor project costs and help prevent delays, rework, and budget overruns. Conduct regular jobsite inspections and verify the quality and completeness of work. Coordinate and oversee final inspections, punch lists, and preparation for homeowner walkthroughs and closings. Promote and enforce jobsite safety requirements and safe work practices. Maintain clean, organized, professional, and secure jobsites. Serve as a primary point of communication among company management, trade partners, homeowners, real estate professionals, and other project stakeholders. Provide timely and accurate updates regarding project progress, scheduling, and potential concerns. Build and maintain productive relationships with subcontractors, vendors, homeowners, and internal team members. Qualifications and Competencies Bachelor's degree in construction management or a related field is preferred but not required. Five or more years of superintendent or construction management experience with a custom or production residential homebuilder is preferred. Thorough knowledge of residential construction methods, materials, sequencing, and building practices. Experience with construction scheduling, field supervision, quality control, and all phases of residential production. Ability to read and interpret construction drawings, blueprints, specifications, and related documents. Strong organizational and time-management skills with a systematic approach to accuracy and efficiency. Ability to manage multiple residential projects and competing priorities within established deadlines. Strong problem-solving skills and the ability to make timely, confident decisions in a changing construction environment. Excellent written and verbal communication skills. Strong interpersonal skills with the ability to lead and work effectively with a variety of personalities. High attention to detail with a strong commitment to workmanship and quality. Professional, dependable, assertive, ethical, and motivated. Ability to work independently while contributing to a collaborative team environment. Valid driver's license and an acceptable driving record. Ability to successfully complete a background check.
